Bellrock’s Associate Director – Quantity Surveyor will drive commercial and cost management services within Bellrock Consulting, oversee a project portfolio, lead senior client relationships, and support business growth.
Responsibilities
* Provide strategic commercial leadership across multiple projects and client accounts.
* Oversee and ensure delivery of cost management services from feasibility through to final account.
* Act as senior commercial advisor to key clients, providing strategic cost, risk, and procurement guidance.
* Lead and review complex cost plans, development appraisals, and value engineering strategies.
* Shape and implement procurement strategies aligned to client and project objectives.
* Oversee contract administration, including high‑value claims, dispute resolution and commercial negotiations.
* Identify and manage commercial risk at portfolio level, reporting to Directors and senior stakeholders.
* Lead, mentor and develop Senior Quantity Surveyors, Quantity Surveyors and Assistant Quantity Surveyors.
* Support recruitment, succession planning and capability development within the team.
* Contribute to business development activities, including bid preparation, fee proposals and client presentations.
* Drive repeat business through strong relationship management and trusted advisory capability.
* Support the financial performance of the team, including fee forecasting, resource planning and margin management.
* Promote integration with wider Bellrock services and technology platforms to enhance client outcomes.
Qualifications
* Degree in Quantity Surveying, Construction Management or a related discipline.
* Chartered status with RICS (or working towards with significant experience).
* Strong proficiency in cost management systems and Microsoft Office tools.
Essential Knowledge & Skills
* Extensive experience operating at Senior QS or Associate level within a consultancy or client‑facing environment.
* Demonstrable experience leading major or complex projects and managing key client accounts.
* Strong commercial acumen with the ability to influence strategic decisions.
* In‑depth knowledge of cost management, procurement strategy, contract administration and commercial risk management.
* Experience contributing to business development and revenue growth.
* Proven leadership capability, including mentoring and developing high‑performing teams.
* Excellent communication and stakeholder management skills, with the ability to engage at board level.

Working Arrangements
Location: 35 Melville St, Edinburgh, EH3 7JF (home based). Monday‑Friday 08:30–17:30 with one hour lunch.
