Acara Management offers Block Management, Tenancy Management and Maintenance Services in London. We're at an exciting stage in our growth, with a team of around 14 and looking to push to 20 over the 12 months.
We're unique in having an in house maintenance team, which brings far more diagnosis and problem solving knowledge and skill to the property management team than anywhere else. Everyone's uniform reads 'Hands-On Property Management' across the back - because this is our focus and biggest strength.

Whilst we undertake all traditional aspects of a property management role, our property managers get out of the office, see the properties they manage and use their knowledge, problem solving and DIY skills to offer a hands-on service to Landlord's all across London.
We have an exciting opportunity for an individual who is experienced in Block Management to join our Block Management team.

You will responsible for your own portfolio of properties and clients, with the freedom to manage your own diary.
You will be based in our office in Richmond, London but will be required to attend to your portfolio which will include sites across London and therefore ideally will have a UK valid driving license.
What we are looking for:
* A minimum of three years experience working in Block Management
* Ideally an industry award or accreditation to their name
* Experience or willingness to use DIY skills to attend to minor property issues
* Knowledge of leases
* Knowledge of s20 process
* Knowledge of buildings insurance processes
* Experience completing management packs
* Experience working to a budget
* Experience interpreting budgets
* Confidence drawing up budgets
* Experience collecting service charge arrears
* Knowledge of legal ownership types and management company structures
* Good knowledge of the structure of buildings
* Good knowledge and awareness of building plant and assets such as lifts, CWS pumps, foul pumps, tanks, various communal heating systems, intercoms, fire alarm systems, AOVs, PV etc.
* Ideally a full UK driving licence
Responsibilities
* Oversee and manage a portfolio of 300+ units
* Handle all administrative tasks related to Block Management
* Handle all reactive and planned maintenance on your blocks
* Conduct regular property inspections and ensure maintenance and repairs are completed in a timely manner
* Provide feedback to Clients in line with our company standards
* Coordinate and work with internal and external contractors
* Handle leaseholder enquiries, complaints and requests in a professional and timely manner
* Prepare and create budgets
* Undertake and manage compliance related to your portfolio ensuring deadlines are kept
Job Type: Full-time
Pay: Up to £50,000.00 per year for relevant experience and seniority
Other: Use of company vehicles, company phone and laptop, gym membership, office dog
Schedule:
Monday to Friday 8-5, but property managers expected to assist with emergencies on their portfolio outside of these times. These are infrequent and can be avoided with good planning and signage.
