Job Title: Estate Operative
Location: NW7, North West London
Salary: £23,000 per annum
Working Hours: Monday to Friday, 9:00 AM - 5:00 PM
Reporting to: Development Manager

Role Purpose
To ensure the development is maintaned to the highest standard, delivering excellent customer service to residents and supporting the estate's safety, cleanliness and operational efficiency. The role involves site management, routine maintenance, cleanliness of communal areas, and acting as a point of contact for residents and contractors.
Key Responsibilities
* Act as custodian of the building and surrounding grounds.
* Maintain the presentation, cleanliness, and safety of all public and communal areas.
* Interact courteously and professionally with residents.
* Drive the refuse buggy safely and appropriately around the estate.
* Report security breaches or damage promptly to management or relevant authorities.
* Conduct daily litter picking, sweeping, and tidying of all communal areas, including bin stores, car parks, and curtilages.
* Rotate and prepare paladin and recycling bins for council collection.
* Perform basic mechanical and electrical checks, including changing light bulbs and fuses; escalate any major faults to management.
* Wet wash bin store floors weekly and ensure overall estate hygiene and cleanliness.
* Maintain a clean and professional personal appearance and uniform at all times.
* Keep the concierge area tidy and free of tools, jackets, or food.
* Undertake basic repairs and report larger issues.
* Ensure frontages and high-traffic communal areas remain clean and well-maintained.
* Maintain accurate and up-to-date records of:
* Patrol logs and findings
* Assigned and completed tasks
* Contractor visits and permissions
* Temporary parking space usage
* Perform regular patrols of the estate, ensuring all entry points are secure.
* Report faults related to access control, fire systems, or CCTV.
* Log and escalate health and safety or maintenance issues found during patrols.
* Report any damages to communal property or resident's possessions.
* Manage daily access for approved contractors (e.g., cleaners, gardeners).
* Monitor quality and completeness of contractor work.
* Escalate any concerns regarding performance to the Development Manager.
* Assist the Development Manager with coordinating and granting access for contractors.
* Provide practical assistance to residents and contractors where appropriate, without authorising or engaging in internal apartment works
* Check communal notice boards and signage daily, ensuring all information is accurate and up-to-date.
* Build courteous, professional relationships with residents.
* Provide reasonable assistance when requested, maintaining discretion and professionalism.
