M&E Clerk of Works Location: Warrington, Cheshire Project: Mixed-Use Development (Commercial / Residential / Leisure) Start Date: December 2025 (approx.) Duration: Up to 35 weeks Commitment: 1-3 days per week Overview We are seeking an experienced Mechanical Clerk of Works with strong electrical knowledge to provide quality assurance and technical oversight on a new mixed-use development project in Warrington. The successful candidate will act as the client's site representative, ensuring that all mechanical and electrical (M&E) works are carried out to specification, on programme, and to the highest standards of workmanship and compliance. Key Responsibilities Monitor the installation and quality of mechanical and electrical services, including HVAC, plumbing, fire systems, lighting, power, and controls. Undertake regular site inspections (1-3 days per week) and prepare detailed reports on progress, workmanship, and compliance issues. Review drawings, specifications, and method statements to verify that works are being executed in accordance with design intent and statutory requirements. Identify and report any defects, non-conformances, or potential risks, and ensure appropriate corrective actions are implemented. Liaise with the main contractor, subcontractors, design team, and client's project manager to resolve on-site technical queries. Witness and record testing and commissioning of M&E systems. Maintain accurate records of inspections, test certificates, and as-built documentation. Support the client's team during handover and snagging phases, ensuring systems are delivered fully functional and compliant.Required Experience & Qualifications Proven experience as a Mechanical Clerk of Works, Building Services Inspector, or similar role on medium-to-large construction projects. Strong understanding of mechanical building services and good working knowledge of electrical systems. Relevant technical qualification (e.g. HNC/HND or equivalent in Building Services Engineering, Mechanical or Electrical Engineering). Familiarity with current Building Regulations, CIBSE, and BS standards. Excellent attention to detail, communication, and reporting skills. Ability to work independently, managing time effectively across part-time site visits.
