We are seeking a Premises Assistant to join the Commercial Property Maintenance team on a project in Essex.
The role focuses on delivering excellent customer experience for our Essex Schools project. Responsibilities include assisting the Premises Manager, liaising with Helpdesk, cleaning, and grounds teams, and maintaining high service standards. Building and maintaining stakeholder relationships is key.
Responsibilities:
* Contribute to the onsite premises team, providing caretaking services within the school.
* Ensure compliance with statutory and regulatory requirements, including health and safety legislation.
* Carry out planned and reactive maintenance as per PPM plan, Helpdesk instructions, and line manager directives.
* Operate heating systems to maintain required temperatures and hot water supply, including frost precautions.
* Support the school during emergencies such as fire, flood, or security breaches.
* Perform first-line investigations, repairs, and maintenance in collaboration with the Line Manager and Helpdesk.
* Maintain caretaking equipment in safe, working condition; report faults promptly.
* Prepare premises for events and activities, and assist with post-event cleanup.
* Manage opening and closing of premises, respond to out-of-hours calls, and handle security alarms.
* Assist in managing subcontractor activities on site.
* Ensure safe access during adverse weather conditions.
* Support evening and weekend lettings and events, with flexibility for occasional additional cover.
Qualifications and Skills:
* Excellent customer service and communication skills.
* Strong planning and prioritization abilities.
* Ability to work under pressure and meet deadlines.
* Maintenance or handyman experience.
* Aptitude for learning new systems and processes.
