Maintenance Manager (Build to Rent ) £35,000 per annum Bonus Manchester The Role As Maintenance Manager, you will have full responsibility for all on-site maintenance operations. Working closely with the General Manager, you’ll ensure the building is safe, compliant, beautifully presented, and operating at the highest standard at all times. You’ll play a key role in shaping the resident experience while supporting the development of a high-performing, customer-focused team. Key Responsibilities Maintenance & Presentation Take ownership of all reactive and planned maintenance across apartments, communal spaces, and external areas. Carry out regular inspections to maintain exceptional aesthetic and operational standards. Manage and deliver Planned Preventative Maintenance (PPM) schedules with accurate record-keeping. Respond to and resolve resident service requests promptly and professionally. Work collaboratively with housekeeping teams to ensure consistently high presentation standards. Maintain rooftop terraces, landscaped areas, and shared amenities to a premium level. Health & Safety Compliance Ensure full compliance with Health, Safety, and Fire Safety regulations. Act as Fire Warden and maintain up-to-date emergency procedures. Conduct and document weekly, monthly, and cyclical safety checks. Proactively identify and resolve hazards to maintain a safe living environment. Contractor & Team Oversight Manage and oversee third-party contractors, ensuring quality, value, and compliance. Support recruitment, training, and mentoring of on-site team members. Produce clear, accurate reports on maintenance activity, compliance, and property condition. About You Experience in a maintenance or facilities management role. Experience within residential, hospitality, or private rental sectors is highly desirable. Strong knowledge of Health & Safety legislation, risk management, and PPM planning. Highly organised, solutions-focused, and confident working in a customer-facing environment. Proven experience managing contractors and service partners. Comfortable using IT systems and producing clear reports.
