The Vacancy
Here at Wates, we have an opportunity for an Operations Manager to join our Living Space Responsive Maintenance team in the West Lancashire area. This role will focus on projects within the social housing sector, so ideally, we are looking for someone with experience in a similar field. Scope of works includes voids, electrics, kitchens, responsive and planned maintenance, among others.
You will manage the contract(s) and lead a team to deliver the works. Effective communication at all levels is essential. The role requires on-site presence in Skelmersdale, so flexibility and residence in the surrounding area are necessary.
The role acts as the interface between various clients at monthly review meetings, ensuring all contracts meet high standards, KPIs, and Health & Safety requirements, aligning with client expectations and Wates' standards.
Key Accountabilities
1. Responsible for all regional delivery; building and maintaining an effective and motivated team.
2. Lead the division with an operational and commercial mindset, ensuring the team understands contract obligations and influences profitability.
3. Ensure projects are set up with maximum governance, production control, and regular productivity monitoring.
4. Develop relationships with key clients to ensure contracts meet briefs and expectations. Attend client meetings, providing feedback, progress updates, and KPI data as requested.
5. Procure work through industry contacts and strategic involvement in tenders.
6. Work with supply chain partners to ensure all Operating Framework compliance details are in place before project commencement.
7. Monitor and approve financial forecasts, ensuring accurate cost planning.
8. Drive compliance and operational excellence throughout the division.
To succeed, you should already be in an operational leadership role, managing maintenance teams and projects, accountable for all disciplines from bidding to handover, within time and budget. Experience in repairs/planned maintenance within social housing or councils is highly desirable. You should have the ability to lead and influence at all levels, develop relationships for future opportunities, and proactively manage risks and add value.
