Opportunity: Seeking aProperty Manager eager to advance their career in Block Management.This role involves managing a portfolio of residential propertiesacross the Warwickshire and Worcestershire areas playing a crucialpart in our team.
Responsibilities:
* Oversee the maintenance of buildings andcommunal areas.
* Coordinate with contractorsfor maintenance and major works.
* Manage onsitestaff including cleaners and maintenance personnel.
* Ensure compliance with health and safetyregulations.
* Produce and manage service chargebudgets.
* Approve works and supplier invoicespromptly.
* Respond quickly to informationrequests from internal and external stakeholders.
* Maintain and execute a site inspection schedule includingnecessary visits.
* Organize and document clientmeetings and RMC AGMs which may occur in the evenings.
* Ensure all properties are wellmaintained andmonitored.
* Handle Section 20consultations.
* Regularly review insurancecoverage to ensure adequate protection.
* Collaborate with other departments for timely preparationapproval and distribution of service charge accounts adhering tostatutory obligations.
Skills:
* Familiarity with ARMA practice standards and RICS ServiceCharge Management Code.
* Proficient in Section20/major work consultation processes.
* Excellent communication skills for superior customerservice.
* Ability to prioritize tasks andmanage workload efficiently.
* Customerfocusedwith strong organizational skills.
* Proficiencyin Microsoft Office especially Word and Excel.
* Capable of managing leasehold sales enquiries andassociated tasks.
Experience:
* Proven experience in BlockManagement.
* Background in working within ateam setting.
* Strong administrative skills ina demanding environment.
* Basic knowledge ofservice charge accounts.
