Building Operator - Multiple Sites
Job Description:
We are seeking a versatile Building Operator to oversee maintenance and operations across multiple sites. The Building Operator will play a crucial role in ensuring the functionality, safety, and efficiency of building systems and equipment at various locations. This position demands strong organizational skills, adaptability, and the ability to work independently while prioritizing tasks effectively.
Responsibilities:
* Perform routine inspections on all major equipment across multiple sites, including temperatures, pressures, and electrical readings. Document and address any irregularities promptly.
* Review and complete daily entries into logs at each site to maintain accurate records of equipment status and maintenance activities.Execute preventive maintenance tasks across all sites, filter changes, belt replacement, lubrications, and cleaning of utility rooms.
* Address minor maintenance repairs on-site as needed, covering basic plumbing, carpentry, electrical, and miscellaneous repairs.
* Coordinate the start-up and shutdown of major building equipment at each site according to schedules or directives.
* Inspect, operate, maintain, and repair mechanical/electrical systems at various locations, ensuring compliance with all relevant regulations and codes.
* Monitor the electrical power distribution system and building automation system at each site, promptly responding to alarms, and addressing issues as they arise.
* Maintain accurate control document records for all procedures carried out at each location, including inventory management of paper forms and control documents.
* Collaborate with other contractors/trades as required to facilitate repairs, maintenance, and projects across multiple sites, fostering positive relations.
* Uphold cleanliness and organization standards at all sites to ensure a safe and productive work environment.
Travel between sites as necessary to fulfill job duties effectively.
* Work along with the Property Manager
* Maintain positive tenant relations.
* Perform additional tasks and responsibilities as assigned by management.
Qualifications:
* Demonstrated experience in building operations, maintenance, or a related field, preferably across multiple sites.
* Strong problem-solving abilities and the capacity to work independently with minimal supervision.
* Excellent communication skills, both verbal and written, with the ability to interact effectively with team members, contractors, and site personnel.
* Proficiency in computer systems for logging, reporting, and documentation purposes.
* Sound knowledge of HVAC systems, plumbing, electrical systems, emergency systems, and Building Automation Systems (BAS).
* Building Environment System (BES) I and/or II Certificate or equivalent certification is preferred.
* Availability to be on call and respond to building emergencies outside of regular working hours.
* Must hold a valid driver’s license and have a clean driving record.
