We are recruiting for an Associate Property Management Surveyor to work across a mixed portfolio for a prestigious client. The Property and Asset Management (PAM) team are responsible for managing the property estate for their clients, with a focus on delivering industry leading management of their client’s properties, contributing to the Centre of Excellence and maintaining strong relationships with each client.

Responsibilities
* Client Relationship Management: Act as the main point of contact for Asset Managers, leading relationships professionally; interpret client needs and requirements, discussing service improvements with Client Directors; support surveying colleagues in resolving client relationship challenges; provide strategic advice on property management matters.
* Lease and Legal Management: Liaise with Data Management team on complex lease queries; handle sophisticated occupier applications including alienation and alterations; ensure occupier compliance with lease covenants, addressing breaches appropriately; cognisant of all relevant Landlord & Tenant related legislative frameworks in liaison with client solicitors.
* Financial Management: Work with JLL Accounts teams on financial accountability and cashflow management; provide expert advice to asset managers on occupier debt recovery strategies; take ownership of resolving historic accounting matters; liaise with Facilities Management on service charge cashflow management; support in resolving supplier payment issues.
* Service Charge Administration: Prepare and manage service charge budgets and reconciliations according to RICS Professional Standards; address complex occupier queries and challenges with authoritative responses; review and advise on service charge apportionment methodologies; manage occupier caps and landlord shortfalls/liabilities with precision; work strategically with asset managers to reduce void costs.
* Property Operations: Conduct thorough property inspections with comprehensive reporting; lead property transitions and due diligence processes; ensuring Readiness for Sale at all times; collaborate with specialists on major works and site-based projects; oversee and support implementation of health and safety compliance measures; oversee insurance matters and annual renewal processes.
* ESG Leadership: Work with ESG and FM teams on sustainability initiatives; align client ESG strategy with JLL's responsibilities; maintain awareness of industry and legal obligations related to ESG; work within client team to ensure valid EPCs exist across the portfolio.
* Team Leadership & Development: Mentor junior colleagues in their transition to greater management responsibilities; create career progression pathways aligned with business growth objectives; may hold direct line management responsibility for defined team members; conduct formal performance reviews and set SMART objectives; make recommendations on promotions within the JLL Career Framework; address performance issues decisively with appropriate corrective actions; coach team members with tailored approaches based on individual needs.
* Strategic Initiatives & Project Coordination: Bridge communication between strategic leadership and operational teams; participate in cross-functional working groups addressing business challenges; actively involved in complex client transition projects and major portfolio initiatives; serve as subject matter expert on internal change projects; maintain comprehensive digital property files supporting effective lifecycle management.
