RepairsSupervisorToundertakeinspectionsonbuildingrepairs/defectsrelatedtothebuildingfabric,mechanical,plumbingandelectricalrepairstothehomesoftenantsandresidentsincludingcollectionofinformation,measurementsandtests.Specify,manageandcontrolworksandensuresolutionsareprovidedintheformofclearandprecisereports. Surveyandassessworkinresponsetocomplaintstofindresolution.Provideaccuratereportsforcasemanagement,reportingonrepairsandensuresolutionsareprovided. Conductpre,duringandpostinspectionsofpropertiesensuringqualityfromtradestaff,issuingremedialsnaglistswhererequiredandmanagedeliverywithinagreedtimescalesandstandards. Carryoutinspections/surveysofrepairinstancesthathavebeenescalatedfromthetradestafforplanners,producingscopeofworkstoresolvetherepairorrefertocomplexormajorworkswherenecessary. Providesupportandguidancetohousingmanagementteamswhentechnicallychallengingsituationsoccur DailymonitorandupdateallITworkflowsystemstoensureprevioustradesstaffworkupdatesarecapturedandrecordedattheearliestopportunity.CheckingtradesstaffhavefollowedtheNoAccessandFollowonProcedures.Identifyworkstobemovedupinprioritywhenrequired. WorkcloselywiththeplanningteamleaderstoidentifyproceduraldiscrepanciesofPDAusage. Workcloselywiththerepairsteamstocoordinateworkassociatedwiththepropertiesandrecallworkstominimiseduplicationofresources. DischargetheDivisionsresponsibilitiesundertheCamdenSafetyRiskManagementModelandmanageallaspectsofhealthandsafetyandcomplianceatalltimes. Authorisepaymentsandexpenditureinaccordancewithdelegatedauthority ResponsiblefortheuseofaSHPvehicle,whereallocated,andtoensurethevehicleisusedinaccordancewithSHPspolicyandprocedure. Essential: NVQLevel2orequivalentinabuildingtrade. Demonstrableknowledgeandunderstandingofthesequencingofbuildingmaintenancework Excellenttechnicalknowledgeandinter-personalskillsincludingtheabilitytoworkbothindependentlyandcollaboratively Extensiveexperiencesupervisingreactiverepairs/voidserviceforsocialhousing. Extensiveexperiencesupervisingadirectdeliveryworkforce. Experienceofworkinginahighvolumemaintenance/voidenvironment. Experienceofprovidingclearandprecisetechnicalreportsforuseoutsideofthedepartment. Uptodateunderstandingofhealthandsafetyresponsibilitiesofamaintenanceservice,preferableIOSHManagingSafely. Anunderstandingofemploymentlegislation,policiesandsystemssuchasH&S,QAsystems. Goodplanningandorganisationalskills. GoodITskillsandtheuseofExcelandMSOfficeareessential. Workingindependentlyandtakingownershiptoresolvebuildingproblemswithminimallevelsofsupervision ThisisafrontlineservicedeliveryrolewithahighimpactontheSHPsreputationwhichrequiresexcellentcustomerservicetobedisplayedatalltimes Therolewillinvolveregularcontactwithtenants,leaseholdersandthegeneralpublicandthemajorityoftheworkwilltakeplaceinoccupiedpropertieswhileworkingalone.Thepostholderisexpectedtovisitmultiplepropertiesonadailybasis. StaffareexpectedtoregularlyliaiseandcollaboratewithstakeholderinternalandexternaltoSHPandmayincludesurveyors,ContractManagers,BuildingControl,f,Planners,RepairsTeamSupervisorsandOrderComplianceOfficersinordertomakethemostappropriatedecisionstocompleterepairs. AllemployeeshavearesponsibilitytoensurethehealthandsafetyofpersonsatworkandmembersofthepublicinpremisesorsitesmanagedbySHP.Themethodofachievingthiswillbebyprovisionofsafesystemsofworkandreceivinginformation,trainingandinstructionasnecessarytoachievetheseobjectives.
