Job Description
Due to recent contract wins, United Living Property Services are currently looking for an experienced Design Manager to join us in the North West. The Design Manager is responsible for all design and technical aspects of projects, ensuring delivery on budget and to programme. This includes effective management of external consultants and clear communication with the wider United Living team and business partners.
Key objectives include ensuring the design is fully coordinated, complies with United Living’s requirements and current regulations, and enables a start on site in line with agreed programmes.
Responsibilities
* Lead technical and design processes, design teams and subcontractors throughout design, procurement and construction, monitoring progress to ensure delivery on time and in budget
* Technical design management of schemes, ensuring targets are met and that quality, cost effectiveness and buildability maximise revenue
* Review and input into allocated bids, conduct technical appraisals of design information, assess requirements, consultant fees and production of a design programme; identify value engineering opportunities, risks, and prepare contractor proposals
* Review ER technical specifications
* Produce and manage the project design programme and provide regular progress reporting
* Procure and manage consultant and subcontractor designers, assess information quality, and ensure compliance and buildability
* Monitor consultant fees and invoicing; fulfil CDM Principal Designer role and Building Regulations Principal Design role as Designated Individual
* Investigate and ensure compliance with legislation, planning consent, buildability, accuracy, and value for money
* Coordinate external consultants to meet time, quality, budget and technical requirements
* Ensure designs comply with company standards and budgetary constraints
* Organise and manage design coordination workshops and meetings
* Ensure fully coordinated building designs including fire safety, structures, M&E, façades, internal specifications, service strategies and maintenance plans
* Issue fully complete and coordinated packages to Commercial and Construction teams
* Plan survey and investigative work scopes
* Maintain and deliver in accordance with company values and safety policies
* Manage subcontractor and supplier design approvals and maintain a design approval tracker
* Coordinate information flow to Commercial, Operations and Client; manage design change control and variations
* Coordinate planning submissions and obtain required approvals
* Oversee document control and information exchange per company protocol
* Attend site meetings and monitor site works against design
* Respond to RFIs promptly and close out design issues
* Ensure handover information and documentation (Handover files, O&M manuals, SAS records) are prepared
* Comply with company health, safety and environmental policies
* Support United Living’s health and safety objectives in all work
Qualifications
Essential

* Experience reviewing drawings for buildability and technical issues

* Proven track record managing the design and technical process for residential buildings
* Up-to-date construction industry knowledge, including legislation and procedures
* Valid driving licence
* Knowledge of design delivery methods, pre-construction activities
* Strong written and verbal communication skills
* Experience with high-rise developments
* Understanding of Building Safety Act and related regulations
* Strong technical knowledge to assess and monitor design compliance
* Experience in designer scoping

* Passion for construction and customer satisfaction with high standards
* Experience producing design requirements for procurement and construction
* Knowledge of contractual requirements, section agreements and utility application process
* Tenacious, driven attitude
* Practical knowledge of construction methods and design solutions
* Experience with design programmes and BIM (Knowledge of PAS9980, EWS1, FRAEW)
* Temporary works knowledge
* Experience with CAD (AutoCAD or Revit) and BIM
* Professional body membership (e.g. CIOB, CIAT, RICS)
* Architectural qualification at Level 4 or equivalent design/technical qualification
