Contracts Manager
Harlow, Essex | Full-time | Permanent
Salary: up to £55,000 + van / fuel card
We are recruiting on behalf of a well-established and growing property maintenance and building services contractor, to oversee multiple social housing / maintenance and small works contracts.
This is a key operational role, suited to someone with strong commercial awareness, excellent client-facing skills, and a hands-on approach to managing contracts, people, and performance. With the role being based at the office in Harlow (Essex), and 1 day per week required for site visits.
The Role:
As Contracts Manager, you will take full ownership of your contracts, acting as the main point of contact for clients while ensuring works are delivered efficiently, profitably, and in line with agreed KPIs.
Key responsibilities include:

Acting as the primary client contact across assigned contracts.

Preparing and issuing quotations based on engineers’ attendance, surveys, and findings.
*
Ensuring all client KPIs and service levels are met and maintained.
*
Overseeing and supporting the Planner and Administrator assigned to your contracts.
*
Checking, approving, and signing off labour and materials invoices.
*
Ordering materials and access equipment, liaising closely with planning teams to organise works.
*
Accurately costing works across fabric, plumbing, and electrical elements.
*
Liaising with and managing subcontractors where required to deliver works.
*
Monitoring contract performance, costs, and delivery to ensure commercial targets are achieved.
About You:
The successful candidate will demonstrate:

Proven experience in a Contracts Manager, or similar role, within social housing / maintenance.
*
SOR (Schedule of Rates) knowledge / experience
*
Strong understanding of costing, quotations, and commercial control.
*
Experience managing multiple workstreams and operational teams.
*
Excellent communication and client-management skills.
*
Ability to work under pressure while maintaining service quality and profitability.
*
Strong organisational skills and attention to detail.
*
Confident IT skills and experience working with job management systems.
