Job Description
A leading PLC house builder known for delivering high-quality, design-led homes across the Midlands is looking to appoint a Planning Manager. This is a key strategic role that supports land acquisition and drives the successful delivery of planning consents across a growing portfolio of residential developments.
You will be instrumental in shaping the planning approach, influencing design, and unlocking development opportunities. This role offers an excellent opportunity for a driven and commercially aware planning professional to join a respected developer with strong growth ambitions.
Key Responsibilities
* Lead the preparation, submission, and negotiation of planning applications for residential sites, from small-scale projects to large strategic developments.
* Support land teams with early-stage site appraisals, planning due diligence, and risk analysis.
* Build strong relationships with Local Planning Authorities, statutory consultees, and local stakeholders to support positive planning outcomes.
* Engage in Local Plan promotion and site allocations to secure long-term pipeline opportunities.
* Manage the appointment and performance of external planning consultants and technical specialists.
* Attend public consultation events and represent the company at planning committees, hearings, and appeals.
* Keep internal teams informed on planning strategies, policy updates, and site-specific issues through clear communication and reporting.
* Oversee the discharge of planning conditions and Section 106 obligations in collaboration with technical and commercial teams.
Candidate Requirements
The ideal candidate will be a proactive and knowledgeable planning professional with a proven track record in residential development. They will combine strong planning expertise with a commercial mindset, excellent communication skills, and the ability to drive projects forward in a collaborative environment.
Essential Qualifications & Experience
* Education: Degree qualified in Town Planning, Urban Studies, Geography, or a closely related discipline.
* Chartered Status: Chartered Member of the Royal Town Planning Institute (MRTPI), or working towards full accreditation.
* Experience:
* Minimum 5 years’ relevant experience within planning, ideally including time spent in both public and private sectors.
* Experience in securing planning permissions for residential developments (outline and full applications).
* Familiarity with the planning challenges specific to the Midlands region is desirable.
Technical Skills & Knowledge
* In-depth understanding of the UK planning system, including NPPF, local plan processes, and relevant environmental and technical constraints.
* Knowledge of planning appeal procedures and public inquiry processes.
* Ability to interpret and coordinate technical documents such as transport assessments, ecological reports, and flood risk assessments.
* Understanding of development viability, site constraints, and infrastructure requirements.
* Comfortable working with GIS systems, planning software, and standard digital tools (e.g. MS Office, Adobe, mapping tools).
