Overview

The Swan is located in the small hamlet of Newton Bromswold. The hamlet is 8 miles from the new shopping complex of Rushden Lakes and is surrounded by countryside popular with destination diners, tourists and walkers. The Swan features in a local author H.E Bates’s novels and was frequented by US bomber pilots from nearby RAF Chelveston in the war.


Pub Layout

The three trading areas at the Swan are fed by the main bar area. The bar is at the rear of the building looking out towards the gardens. This area can seat 30–40 people and has views of the church. Entrance from the pavement or car park leads directly into the main bar area, which houses a popular skittles table. To the side of the bar there is a separate room for small groups, previously used for local meetings or charity events. There is a car park on site, making this a destination local.


Trading Style

The pub is in excellent condition with period features including open fires and welcomes both regular drinkers and walkers who socialise with friends. It is renowned for its well-kept cask ale and has previously offered food a few years ago. A food offering could be re-introduced, though compliance works would be required to promote a more substantial menu. The focus on attracting locals and walkers, incorporating team sports and local charity events will help keep the pub at the heart of the community.


Accommodation

Private accommodation consists of two good-sized bedrooms, a lounge, and a newly refurbished bathroom. The kitchen is located downstairs and serves as a domestic kitchen.


Financial

Annual Rent: £16,000

Security Deposit: £5,000 or the equivalent of three months’ rent, whichever is greater

Working Capital: £2,000

Stock: £2,000

Fixtures and Fittings: To be confirmed upon valuation – funding options may be available for the right licensee.

Business Rates: Nil. Based on the April 2023 rating list, the zero rates payable are based on small business rates relief being applied for by the licensee and the licensee occupying one property for commercial purposes.

Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

BDM Vision

The Swan is the village gem. The ideal licensee will be prepared to run the pub as if it were an extension of their own living room: warm, welcoming, and focused on incredible cask ale and personal customer service. The ideal licensee would enjoy quieter village life, be passionate about being the pillar of the community, organize small events and sports nights, and make the pub a home-from-home while retaining the site’s original cosy and warm atmosphere.


Additional Information

Annual Rent: This is the lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid weekly in advance depending on terms. The Business Development Manager may discuss a start-up rent that is discretionary to an individual pub.

Security Deposit: A security deposit is required when applying for a pub with Admiral. The deposit is the greater of £5,000 or three months’ headline rent. It is held on your account and returned when you leave, subject to final balance and property condition. A credit check may affect the deposit amount.

Working Capital: A recommended amount required for day-to-day running of the business.

Stock: Valued by an independent valuer on the day you take over, including unbranded glassware, unopened bottles, wines, spirits, any unopened/opened kegs and cask ale, provided the container is unopened.

Fixtures & Fittings: Includes items bolted to the floor or walls, free-standing items, or items hung by nails/hooks, including furniture.

Training: £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme online over two days to learn marketing and business strategies.

Service Charge Cost: £63.33 per week – Admiral Taverns Premium Maintenance Package to help with compliance and statutory obligations, boiler and cellar repair/replacement, plus access to e-learning for you and staff.

Zero Business Rates: Based on the April 2023 rating list, Nil Rates Payable applies where small business rates relief is used and the licensee occupies only one commercial property. This may apply to pubs marked with an asterisk.
