Our client is a highly regarded South Manchester / Cheshire–based firm of Chartered Surveyors with an exceptional reputation across the region. We are seeking experienced Property Manager to take responsibilitity for managed portfolio which is predominantly located across Greater Manchester, with a strong focus on South Manchester and Cheshire. Property types include office, retail, and industrial assets.
This is a key appointment, combining day-to-day operational management with a strategic, value-adding approach to client portfolios. The role offers genuine autonomy, client exposure, and the opportunity to shape the future direction of the department.
The managed portfolio is predominantly located across Greater Manchester, with a strong focus on South Manchester and Cheshire. Property types include office, retail, and industrial assets. The department operates using modern property management software and is supported by an external Facilities Management provider.
The Role
You will take responsibility for the full management of the firm’s commercial property portfolio, acting as the primary point of contact for management clients and providing trusted professional advice.
Key responsibilities include:
* Acting as main client contact for all property management instructions
* Providing advice on property, estate, and asset management matters
* Rent collection, distribution, and reconciliation of client accounts
* Proactive arrears management
* Maintaining regular contact with occupiers and dealing with queries
* Undertaking property inspections and preparing reports (with routine inspections carried out by FM)
* Managing and overseeing the Facilities Manager, including repairs, maintenance, and smooth operation of assets
* Full service charge management, including budgeting, cashflow monitoring, year-end reconciliation, and certification in line with RICS guidance
* Professional lease-related matters arising from management, including assignments, sub-lettings, and licences for alterations
* Maintaining accurate property records on the property management system
* Ensuring compliance with relevant legal and legislative frameworks
* Attending internal meetings and collaborating with colleagues
* Identifying and progressing opportunities to grow and expand the management business
Experience & Skills Required
* Proven experience managing commercial property portfolios
* Background in property and/or asset management, ideally across mixed-use assets
* Experience implementing and managing RICS-compliant service charge accounts
* Strong understanding of the commercial property investment market and key performance drivers
* Good financial, analytical, and reporting skills
* Excellent communication and client relationship management skills
* Track record of delivering a high-quality client experience
* RICS qualification desirable
