This is a 12 month FTC position.
The primary responsibility of this role is the strategic asset management of a property portfolio, which currently includes 25 operational assets.
This is a broad, dynamic, and engaging position. Key responsibilities will include, but are not limited to:
* Monitoring and evaluating financial operating results to enhance cash flow and profitability.
* Establishing both short-term and long-term strategies to maximise investment returns, and evaluating asset performance to support strategic planning and decision-making.
* Collaborating with property management teams to identify operational challenges and leading the execution of timely and effective solutions.
* Overseeing capital expenditure projects, including managing recommendations, third-party consultants (such as project managers, designers, contractors), contract oversight, integration with site operations, cash flow management, value engineering, and project reporting.
* Conducting regular site visits to assess curb appeal, review capital improvement projects, inspect units, approve expenses, and address operational or staffing issues.
* Addressing leasing issues, rent performance, and occupancy as required; reviewing reports on leasing traffic and operational/financial performance.
* Supporting internal teams and compiling market data to enhance rent review processes and support daily operational decisions.
* Assisting with the annual budgeting and approval process across the entire portfolio, including coordination on staffing, capital planning, and program development.
* Presenting information to senior stakeholders, including executives, investors, lenders, and partners.
The role is primarily based in London, with travel required to other UK regions.
The ideal candidate will either be experienced or have the capacity to grow into a key member of the investment team, focusing on asset management.
Essential Skills & Experience:
* 4+ years of institutional real estate experience, with a strong grasp of operating results, asset valuations, and investment principles.
* Proficiency in Microsoft Office Suite, with particular strength in Excel and well-designed PowerPoint presentations.
* Strong written and verbal communication skills, with the ability to support and present business cases to senior leadership.
* Strong relationship-building and influencing skills; a collaborative team player with solid presentation capabilities.
* High level of intellectual agility; able to absorb new information quickly, analyse it, and communicate it effectively.
* Capable of working across multiple business functions under a heavy workload, while maintaining a positive and proactive approach.
