1. Location: Belfast Metropolitan College, Millfield Campus
2. Job Type: Permanent, Full Time
Working Hours: Rotating day & evening shift

Week 1 - 7.00-15.30, Mon – Fri

Week 2 - 12.30-21.30, Mon – Thurs & 12.30-18.30 Fri. The Caretaker will be responsible for:

SECURITY

3. Be responsible for securing premises including ensuring all windows are closed, doors & gates, both internal & external are locked at the end of each day
4. Open & close the premises & grounds, except in circumstances where the Facilities Manager or other Authorised Person authorises another person to do so
5. Control and monitor access and departures of staff/deliveries/visitors to college car parks.
6. Safe custody of keys of the premises, the allocation of keys to staff (where approved by the Facilities Manager)
7. Operate fire alarm, intruder alarm & building security systems & report any faults to the Facilities Manager or Helpdesk
8. Attend after-hour alarm callouts, & where appropriate ensure that the premises are secure and cleaned at the earliest opportunity when clearance has been given and any unauthorised entry or damage is reported to the FM or other Authorised Person
9. During normal working hours report any suspicious activity or breach of security immediately to the Facilities Manager or Helpdesk
10. Any breach of security must be reported to the FM or Helpdesk
11. Apply grit/rock salt in times of snow & frost to ensure pathways & entrance are free from snow & ice

MECHANICAL & ELECTRICAL SERVICES

12. Efficient operation of the premises boilers/heating system as required by the Facilities Manager in accordance with the Client’s energy efficiency policy
13. Replace lamps, tubs & plugs to a level of 3.35m using appropriate equipment, except where access from above can be gained
14. Carry out regular inspections as defined by FM to firefighting equipment & report any defects to the Facilities Manager or other authorised person
15. Monitor & document usage of fuel, water & electricity

PORTERAGE

16. Receipt, distribution & transport of all stores, materials & other goods as required
17. Prepare rooms as per room bookings, special events and examinations etc. & any other purpose as required
18. Despatch goods and other materials from the building
19. Transport all refuse bins to and from their collection point

CLEANING

20. Ensure that all hard surfaces & paths & ornamental grounds around the premises are clean, tidy & free of litter.Litter to be cleaned on a daily basis
21. Ensure that all external surfaces drains & gullies & kitchen grease-traps within the building complex are free flowing & clean by removing obstructions
22. Assist the FM to plan periodic work in consultation with service users
23. Assist the FM in the implementation of changes in work procedures to improve economy, standards or ease of operation
24. Monitor suitability and performance of material and light equipment and advise the FM where these are inappropriate for the task
25. Ensure that bins within the building complex are washed and cleaned
26. Empty on a daily basis litter bins within the building complex
27. Replenish toilet rolls, soaps, paper towels and other requisites required throughout the working day
28. Clean external signs, lights covers and notices up to 3.35m
29. Clean non-electrical fittings on all portable hearing and ventilation equipment
30. Assist the FM on the requisition requirements
31. Prepare the college for after-Institute activities, clean and prepare the college for its normal use
32. Direct and clean all internal fixed glass surfaces up to 3.35 metres using the appropriate equipment provided to ensure safe working conditions
33. Ensure that all defects in equipment used by the Caretaking staff are reported to the Facilities Manager
34. Ensure that cleaning standards within the building meet Graham FM standards. Where appropriate assist the FM with complaints in respect of the cleaning provision
35. Ensure that service requests issued by FM or Client are addressed and completed

HANDYPERSON DUTIES

36. Carry out handyperson duties within the competence of the post-holder
37. Assist with maintenance duties, e.g., painting, shelving, signs, replacing locks & small alterations, etc.

GENERAL CONDITIONS

38. Prepare the premises for normal day & evening activities including the inspection of furniture to ensure student safety
39. The post holder will be required to assist in the evacuation of the building in the event of a fire drill or an actual emergency by acting in the capacity of Fire Warden or Fire Marshall
40. All duties must be carried out to comply with:
41. The H&S At Work (NI)Order ;
42. Acts of Parliament, Statutory Instruments & Regulations & other legal requirements;
43. COSHH Regulations & all relevant Codes of Practice

ADMINISTRATION

44. Provide the Facilities Manager with timely reports on any defects in the premises externally & internally
45. Assist the FM with filing documentation
46. Prepare reports on any defects in the premises externally and internally
47. Complete all paperwork/documentation associated with the post including timesheets, written reports and monitoring reports when required
48. Provide records of consumable stocks

TRAINING

49. Caretakers will be required to attend appropriate training to facilitate the effective undertaking of duties commensurate with their grade

MISCELLANEOUS

50. The post holder will be required to undertake any other duties falling within the purview of the grade as required by the Facilities Manager or other Senior Manager
51. The person appointed will be required to undertake evening duties & work at other sites to meet the needs of the Company
52. The post holder will be required to work outside of normal workings hours
53. The Company will provide a uniform which must be worn at all times whilst on duty
54. Protective clothing will be provided by the Company & must be worn appropriate to the task being carried out

About You

Essential Criteria:

55. Demonstrate previous experience in a similar role
56. Practical experience of basic maintenance in any of the following areas, building, joinery, mechanical/electrical maintenance, grounds maintenance
57. Understanding of basic repair/maintenance issues
58. Current UK Driving Licence
59. Ability to communicate effectively and prioritise workloads
60. Able to attend key holding callouts and work outside normal working hours, when required
61. Good time keeping - including being on call

Desirable Criteria:

62. Previous experience in a similar educational environment
63. Possess handyperson skills
64. H&S and BICSc qualifications
