We are seeking a dynamic and strategic Sales & Marketing Manager to lead our sales initiatives and marketing strategies with focus on increasing occupancy, improving marketing performance for our serviced apartments, and assisting with sourcing new property opportunities. The ideal candidate will be responsible for driving business growth through effective management of sales teams, developing client relationships, and executing innovative marketing campaigns. About the Company
We are a privately owned property investment and management company with a portfolio of 90 residential properties. Our business includes long-term rentals and high-end serviced apartments in prime locations including Portsmouth and London.
We are expanding our portfolio through acquisitions of residential blocks and are looking for a motivated Sales & Marketing Manager to help drive growth and maximise rental performance.

Key Responsibilities
Marketing & Revenue Growth
* Manage channel management software and optimise online listings for serviced apartments and rental properties
* Improve occupancy and rental pricing strategies
* Keep relationships with existing partners on the daily basis
* Increase business exposure by building relationships with new partners and clients
* Monitor and chase outstanding invoices; oversee credit control
* Support business growth by assisting in identifying potential property acquisitions and researching opportunities, including blocks of flats
* Manage digital marketing including property booking platforms
* Coordinate professional photography and marketing materials
* Drive sales via telephone or email communications with agents, negotiating pricing and terms to convert enquiries into bookings
* Must be comfortable communicating directly with clients and representing the company in a professional manner. Build and maintain positive relationships with tenants and guests
* Coordinate viewings and handle reservations, including processing bookings, issuing invoices, and sending check-in information
* Monitor competitor pricing and local market trends
Requirements
* Strong sales and marketing skills with a positive, proactive approach and engaging personality
* Excellent communication skills with the ability to negotiate professionally and confidently with clients and partners
* High level customer service skills with a focus on delivering a high standard of client and guest experience
* Well organised with great attention to detail and administrative skills
* Effective problem-solving skills with the ability to work independently and make decisions in a fast-paced environment
* Hands‑on and IT skills including confident use of software
* Experience using ChatGPT and AI tools to support productivity, communication, and workflow efficiency
* Ability to manage multiple tasks and prioritise workload effectively
* Experience in hospitality, lettings or real estate industry including administration and customer service
* Higher education or equivalent - preferred
