Main Duties
PROPERTY MANAGEMENT
* Manage portfolio according to RICS Codes of Practice and ARMA rules.
* Assist the Head of Property Management in providing professional property management services.
* Manage in line with company income and service delivery targets.
* Handle leaseholder inquiries and correspondence.
* Attend residents' AGMs and directors' meetings, raising fees when applicable.
* Draft and send correspondence to leaseholders, tenants, and agents regarding lease breaches.
* Coordinate with DVLA for abandoned and illegally parked vehicles.
* Ensure smooth operation of properties.
BUDGETS
* Prepare and issue service charge budgets for approval.
* Respond promptly to Directors' queries regarding budgets.
INSPECTIONS
* Ensure regular property inspections and address any issues raised.
* Arrange necessary inspections and ensure compliance with safety standards.
* Upload inspection reports and notify clients.
INSURANCE
* Ensure properties are insured, handle claims, renewals, and inquiries.
* Coordinate with loss adjusters and oversee remedial works.
MAINTENANCE
* Coordinate with contractors, monitor performance, and ensure health and safety compliance.
* Manage contracts and schedule of works, and inform tenants of upcoming works.
SERVICE CHARGES
* Monitor expenditure and ensure funds are sufficient for repairs and works.
GENERAL
* Process invoices, maintain files, and perform other duties as required.
