Job Description
This team is responsible for identifying and sourcing the best locations for new developments. It’s fast moving and, in today’s climate, extremely competitive and commercial in its focus.
While we need to be commercial and competitive in bidding for sought-after land, we also need to be imaginative in identifying other possibilities – such as land that currently doesn’t have planning permission. It’s a complex area of our work, under intense commercial scrutiny and pressure. It’s vital and far-reaching, requiring entrepreneurial and imaginative thinking, good risk assessment, and strong relationship-building skills.
Reporting to the Senior Land Manager or Development Director, you will assist the Development Director and Land Department in securing an adequate land bank to meet the business’s needs and targets.
You will be expected to:
1. Identify potential development opportunities through methods such as examining statutory development plans, conducting housing land audits, exploring potential change of uses, liaising with agents, and utilizing an extensive contact base.
2. Manage site acquisitions, leading projects from identification, diligence, offers, contracts, purchase, planning, to pre-start on acquired sites.
3. Liaise with relevant divisions (e.g., Sales/Technical) and external consultants during land appraisal, bidding, and planning processes.
4. Monitor the land database, including site registration, development plans, and submitted offers.
5. Maintain and expand key contacts such as land agents and landowners.
6. Assist the Development Director on major projects and other duties as required.
7. Ensure timely and accurate provision of information to support the production of Land Packs for approval.
8. Promote and act in accordance with group values, policies, and procedures.
9. Undertake community engagement activities as necessary.

* Provide accurate information for Land Pack production.
* Adhere to company values and policies.
* Engage with communities as needed.
What you'll need
To succeed, you should:
* Be familiar with all aspects of land purchase, including market research, technical, legal, and commercial considerations.
* Hold a degree in Planning, Property Surveying, Technical Engineering, or a related field, with membership of a professional institute.
* Have good geographical knowledge of the area.
* Be proactive and able to take ownership of projects.
* Communicate clearly and confidently, thriving under pressure.
* Build rapport and maintain key contacts effectively.
* Possess strong negotiation and influencing skills.
* Be innovative and proactive in identifying development opportunities.
* Have knowledge of key contacts and organizations relevant to land development.
