A regional affordable housing provider is seeking an experienced Maintenance Surveyor to join their property services team. The Maintenance Surveyor will report directly to the Head of Property and be responsible for delivering an effective maintenance service to the organisation's tenants and housing stock, as well as working with external contractors. This role supports a proactive approach to maintaining high standards of housing. The successful candidate will be responsible for completing property surveys, including damp and mould inspections and diagnosis.
Core duties will include:
1. Carrying out responsive repair and void inspections: pre- and post-works inspections to ensure the right work is completed to a high standard that meets customer needs.
2. Managing responsive and major works: relating to damp and mould projects, service contracts from inception to completion, ensuring compliance with current legislation, including health and safety (CDM) and statutory regulations (asbestos, legionella, gas, electrical, fire safety).
3. Performance management: of contractors delivering repairs and planned works, monitoring performance against KPIs, and reporting monthly.
4. Monitoring compliance: with fire risk assessments, water, electrical, gas, and lifts testing programmes.
5. Technical decision-making: following property visits, creating work schedules for void properties, managing design, specifications, contracts, quality control, and project management.
6. Resident satisfaction: ensuring effective communication and that works meet legal standards and obligations.
7. Supervision and quality control: of works to ensure high standards and cost control.
This is an exciting opportunity for someone with a background in affordable housing property management or a similar industry, looking to add value to an organisation with ambitious growth plans. The ideal candidate will have at least a further education qualification (HNC/HND/Degree) and relevant construction, maintenance, or building-related professional qualifications.
Experience working within a busy maintenance/property team, managing compliance issues, and a sound knowledge of contract law, damp and mould issues, and building legislation are highly desirable.
