The Role:
As a Property Manager at Sillars, you'll be responsible for overseeing a portfolio of residential properties, ensuring the smooth running of day-to-day operations for both landlords and tenants. You'll act as the main point of contact and be supported in your role by your own dedicated Property Co-Ordinator, who will assist with administrative tasks, appointment scheduling, and communication support.
Key Responsibilities:
* Manage a portfolio of residential properties from our Darlington office
* Act as the primary contact for landlords and tenants
* Arrange and oversee property maintenance, repairs, and statutory compliance
* Conduct routine property inspections and prepare professional reports
* Handle tenancy lifecycle tasks including check-ins, check-outs, and renewals
* Manage rent arrears and proactively follow up with tenants on overdue payments
* Handle account queries from tenants and landlords
* Serve and manage the eviction process via Section 8 and Section 21 notices, including liaising with legal representatives where required
* Ensure full legal and regulatory compliance across your portfolio
* Foster strong relationships with clients, tenants, contractors, and internal team members
* Work closely with your dedicated Property Co-Ordinator to ensure operational efficiency
What We're Looking For:
* Proven experience in residential property management
* Strong working knowledge of lettings legislation, especially around rent arrears and eviction procedures
* Excellent communication, negotiation, and conflict resolution skills
* Ability to manage multiple priorities and work independently
* Experience using property management software (e.g., Street, Alto, CFP, or similar)
* ARLA/Propertymark qualification is desirable but not essential
