Job Title: Senior Quantity Surveyor – Facilities Management

Job Purpose: As a Senior Quantity Surveyor within the Facilities Management (FM) division, you will play a pivotal role in managing the commercial and contractual performance of FM contracts. You will ensure value for money, cost control, and compliance with contractual obligations across a portfolio of hard and soft FM services. This role requires strong commercial acumen, stakeholder management, and the ability to lead and mentor junior QS staff.
Key Responsibilities:
* Lead the commercial management of FM contracts, including lifecycle and reactive maintenance, cleaning, security, and other soft services.
* Prepare, review, and negotiate contract terms, variations, and claims in line with company policies and legal standards.
* Manage cost planning, budgeting, forecasting, and reporting for FM projects and services.
* Conduct value engineering and risk management exercises to optimise service delivery.
* Oversee the preparation and submission of interim and final accounts.
* Ensure timely and accurate invoicing, payment applications, and cash flow management.
* Liaise with operational teams, clients, and subcontractors to ensure commercial alignment and performance.
* Support procurement activities, including tender evaluations and contract awards.
* Provide mentorship and guidance to junior quantity surveyors and commercial assistants.
* Ensure compliance with health and safety, environmental, and quality standards.
Qualifications & Experience:
* Degree in Quantity Surveying, Commercial Management, or a related discipline.
* Chartered status (MRICS or equivalent) preferred.
* Minimum 5–7 years of experience in quantity surveying, with at least 3 years in a facilities management or maintenance environment.
* Strong knowledge of FM contracts (NEC, JCT, bespoke FM contracts).
* Proven experience in cost control, contract administration, and commercial reporting.
* Excellent negotiation, analytical, and communication skills.
* Proficient in MS Excel, cost management software, and ERP systems.
Desirable Attributes:
* Experience in PFI/PPP contract environments.
* Familiarity with CAFM systems and FM performance metrics.
* Ability to work independently and collaboratively in a fast-paced environment.
