Description
Shakespeare Martineau are looking to add a fantastic Site Set Up Executive (Technical Conveyancing Executive) to join their expanding Social Housing Sales team. Our Social Housing Sales team is one of the largest in the Midlands specialising in all aspects of property acquisition and disposal for more than 60 Registered Providers across the country. We lead our competitors in the delivery of extra care housing for people over the age of 55. In the last 12 months we have disposed of more than 250 void residential dwellings, 450 extra care properties and 300 shared ownership units.
What you will be doing:
Working as part of our thriving and collaborative Social Housing team, you will work closely with a talented team in a busy and fact‑moving environment, predominantly in the sales of affordable homes, providing high‑quality services to a varied portfolio of clients. You can enjoy knowing that your role working with charity housing providers can make a real difference. This role would suit someone who enjoys client contact and works well under pressure; you will have exposure to hands‑on experience from day one. You will play a key role in the team, focusing on site set‑up, providing technical support for the wider team, and working alongside other technical experts who are well respected in housing law. You will act for a range of clients including housing associations, real estate developers and investors in property.
* Site set up and technical support to the wider team
* Running files from start to finish
* Preparing quotations for clients and reviewing pricing schedules and framework agreements
* Reviewing title documentation, restrictions and title issues
* Liaising with Registered Provider clients and providing practical advice
* Taking clear and concise instructions from clients to enable documents to be adequately drafted
* Drafting Leases and other documents, such as deeds of easement, lease extensions, and deeds of release of restrictive covenants
* Collating documentation to produce a well‑formed documentation package for use as part of the sales process
* Package updates
* Liaising with clients efficiently and building long‑term relationships, enhancing client relationships through day‑to‑day activity and regular reporting
* Scheduling regular client meetings and conference calls, as well as visits to client offices nationally
* Assisting with process updates and development of the sub‑team
* Having responsibility for the actions necessary within the workflow to ensure smooth completion of the transactions
* Assisting the wider team with enquiries on plot sales
* Alongside potentially dealing with a variety of sale transactions including shared ownership, ‘right to buy’, resales/assignments’ and Plot Sales’ transactions.
* Reviewing and actioning correspondence from various parties
* Being responsible for producing, monitoring and updating various reports as required
* Being responsible for your own file maintenance
* Keeping the team up to date with changes to the Capital Funding Guide
What you will need:
* A minimum of 3 years’ experience in a conveyancing role, ideally handling a caseload with minimum supervision
* Comprehensive experience of the conveyancing process end‑to‑end
* Drafting legal documents
Desirable, but not essential
* Knowledge of leasehold transactions
* Experience in dealing with housing associations
* Previous experience in working in a social housing environment
* Knowledge of the Capital Funding Guide and model Leases
