Job Summary:
We are seeking a skilled Licensed Conveyancer/Conveyancing Solicitor to join our team. The ideal candidate will have at least 3 years qualified experience in Conveyancing, strong organizational skills, excellent attention to detail, and the ability to manage multiple tasks simultaneously.
Job role/responsibilities: -
To undertake responsibility for all aspects of purchase, sale, re-mortgage and equity release conveyancing within the practice from inception to completion and post-completion tasks.
To maintain and develop relationships with sources of work, lenders and other Solicitors
To be a responsible representative of the legal practice and contribute to the service provided to Clients, compliance with CQS Protocol, Lender Panel Memberships, Money Laundering Regulations, SRA Principles and Codes of Conduct and the success of the firm.
Main Responsibilities
To carry out all aspects of the purchase, sale, re-mortgage and equity release of residential conveyancing matters carried out within the Department from inception to completion and post completion tasks
Identifying relevant searches, title checks and enquiries and reporting on the same
Carrying out Anti Money Laundering checks to comply with the firm's anti Money Laundering policies, properly complete CMRA's and to notify any issues or concerns immediately they arise to the MLRO
Checking prepared purchase and sale contract packs, mortgage reports and completion statements
Preparing freehold and leasehold contracts
Liaising with clients, estate agents and other third parties to build and develop the residential conveyancing department by securing recommendations, new sources of work and repeat business
Supporting the firm's membership of both the Law Society Conveyancing Quality Scheme and Lenders Panels by ensuring you are familiar with, and to adhere to the CQS protocols, lender requirements and firm policies and procedures
To be familiar with, and to adhere to the HMRC's requirements for the preparation and submission of the Stamp Duty Land Tax returns and payment of duty as appropriate, and to ensure that appropriate diary entries are made to ensure deadlines are not missed
Adhere to any Companies House filings requirements in regard to limited company transactions
Ensuring confidentiality of all the firms and Client's documentation and information to comply with the Solicitors Regulation Authority's Code of Conduct and the Law Society Conveyancing Practice, Protocol and Codes
To support the COLP/COFA to ensure the firm is fully SRA compliant through the firm's self-regulation and review procedures
To be a responsible representative of the legal practice and contribute to the service provided to Clients and the success of the firm
Any other duties as allocated which are ancillary or conducive with the role and responsibilities outlined above
Requirements: -
Minimum of 3 years' qualified experience in Conveyancing.
Proficient in handling all aspects of residential property transactions.
Excellent communication skills and a client-focused approach
Excellent organisational skills to maintain accurate records and documentation
Ability to work independently and as part of a team
Strong IT skills
