We currently have an opportunity for a Facilities Maintenance Manager to join our team based in Bristol. Joining us on a full-time permanent basis, you will receive a competitive salary of £36,000 - £40,000 per annum plus excellent benefits.
About the role
As our Facilities Maintenance Manager, you take ownership of the maintenance and operational integrity of our offices and depots. This is a key role in ensuring our facilities are safe, efficient, and compliant with all relevant standards.
You will also manage reactive maintenance, non-technical capital projects and maintenance contracts across in-scope offices ensuring objectives are completed in a timely fashion and within set budgets.
What you’ll be doing:
* Project Management:Lead general capital projects from inception to completion, ensuring value for money, timely delivery, and adherence to Health & Safety standards.
* Contractor Oversight:Manage and monitor contractors, ensuring compliance with policies and safety procedures. Negotiate service level agreements and ensure high-quality, cost-effective service delivery.
* Planned Maintenance:Develop and implement robust planned maintenance programmes in collaboration with the Hard FM team and Area Facilities Managers.
* Electronic Security:Oversee electronic security systems including access control, CCTV, and intruder alarms.
* Team Leadership:Manage Area Maintenance Operatives and the Electronic Security Team (Bristol), promoting a first-fix approach to reduce contractor reliance.
* Office Accommodation:Support accommodation changes with minimal disruption, becoming a subject matter expert in building services.
* Property Documentation:Maintain accurate and up-to-date property drawings for business use.
* Compliance:Deliver actions from risk assessments and traffic management plans.
* CAFM Systems:Ensure all maintenance activities are logged and tracked using CAFM systems, maintaining audit-ready records.
* PPM Monitoring:Load and monitor Planned Preventative Maintenance schedules in the CAFM system.
* On-Call Support:Participate in the FM on-call/standby rota.
What we are looking for:
* Proven experience in facilities or maintenance management.
* Strong understanding of Health & Safety regulations and compliance.
* Excellent project management and contractor negotiation skills.
* Experience with CAFM systems and electronic security infrastructure.
* Strong leadership and team management capabilities.
* Ability to manage multiple priorities and deliver under pressure.
