The Role
This is a high-impact FP&A Manager position within a lean, commercially focused finance team. You will act as a key partner to senior finance leadership, supporting the financial oversight of a complex real estate development and operational portfolio.
The role has a strong emphasis on financial performance analysis, forecasting, cost control and cashflow management, working closely with investment, development and operational teams to ensure robust decision-making and disciplined execution.
Key Responsibilities
* Budgeting, Forecasting & Performance Reporting
o Support the preparation of project appraisals, development budgets and cost plans.
o Lead detailed analysis of financial performance against budgets, forecasts and strategic objectives.
o Identify key drivers and variances, producing clear, actionable insights for senior stakeholders.
o Own and lead monthly project review meetings, updating financial models, forecasts and cashflow projections in collaboration with investment and development teams.
o Undertake ad-hoc analysis across development and operational assets, including IRR, profitability and return metrics.
* Financial Modelling & Cashflow
o Build, maintain and enhance detailed Excel-based financial models for real estate developments and investments, including debt structures.
o Assist in producing consolidated group cashflow and liquidity forecasts, integrating development spend, operational EBITDA/NOI and financing requirements.
* Financial Oversight & Controls
o Maintain strong financial discipline across projects, reconciling ledgers to cost plans and utilisation histories.
o Support strategic decision-making across treasury, tax, insurance and financing in partnership with senior finance leadership.
* Debt, Utilisation & Lender Reporting
o Manage loan utilisation requests across multiple projects, ensuring compliance with budgets, approvals and lender requirements.
o Coordinate with lender-appointed monitors and advisors throughout drawdown processes.
o Assist with covenant compliance reporting and forward-looking covenant analysis.
* Compliance & Stakeholder Engagement
o Ensure adherence to financial controls, internal policies and external reporting obligations.
o Support interactions with HMRC, external advisors, auditors and overseas administrators as required.
* Business Partnering & Continuous Improvement
o Proactively identify process and system efficiencies.
o Build strong relationships across development, investment, planning, legal and operations teams.
o Support the preparation of high-quality presentations and reports for internal and external audiences.
o Assist with technical accounting matters, audits and ad-hoc finance projects.
About You
* Qualified accountant (ACA / ACCA / CIMA or equivalent).
* Typically 6+ years' experience within a real estate environment, ideally with development exposure.
* Strong background in financial analysis, forecasting and advanced Excel modelling.
* Commercially minded, detail-oriented and comfortable working under time pressure.
* Confident communicator, able to challenge constructively and present complex information clearly.
* Enjoys working in a small, high-performing team while being comfortable operating autonomously.
* Values collaboration, ownership and long-term thinking.
