BMS Manager Role:
We are seeking an experienced
BMS Manager
to oversee the design, coordination, installation, integration, and commissioning of Building Management Systems on large-scale
data centre projects
. The successful candidate will play a pivotal role in ensuring the BMS scope is delivered on time, within budget, and to the highest technical and quality standards.
Key Responsibilities
* Project Coordination
* Lead all BMS-related activities throughout the project lifecycle, from design through commissioning and handover.
* Coordinate with MEP, electrical, ICT, and commissioning teams to ensure seamless BMS integration.
* Manage subcontractors and suppliers responsible for BMS works.
* Technical Oversight
* Review BMS design drawings, schematics, control philosophies, and specifications to ensure compliance with client requirements.
* Validate system architecture, hardware, and software selections, ensuring scalability and resilience appropriate for mission-critical environments.
* Oversee system programming, graphics development, and integration with third-party systems (e.g., chillers, UPS, CRAC units, lighting, fire alarm).
* Quality & Compliance
* Ensure BMS installation and commissioning activities meet project, industry, and regulatory standards.
* Lead Factory Acceptance Testing (FAT), Site Acceptance Testing (SAT), and Integrated System Testing (IST).
* Maintain accurate technical records, method statements, and risk assessments.
* Programme & Risk Management
* Develop and manage the BMS delivery programme aligned with overall project milestones.
* Identify and mitigate risks to system delivery and commissioning schedules.
* Stakeholder Engagement
* Act as the primary point of contact for clients, consultants, and vendors on BMS-related matters.
* Provide regular reporting to project leadership on BMS progress, risks, and issues.
* Support the client in achieving Uptime Institute Tier certification or equivalent project-specific requirements.
Project Scope:
Levels 4 & 5 Fit-Out:
Levels 4 and 5 will be developed into fully functional data halls complete with supporting technical spaces, Front-of-House (FoH), and Back-of-House (BoH) areas, each capable of delivering 2.7MW of available power for customer IT racks. The fit-out includes installation of Computer Room Air Handling (CRAH) units, Power Distribution Units (PDUs), and associated infrastructure to ensure robust cooling and power delivery.
Two new technical rooms will be constructed per floor to house transformers (TX), uninterruptible power supplies (UPS), I/O switchboards, and cooling systems—mirroring the specifications used on Levels 6 and 7. Interconnecting switchboards between the two floors will be installed to support a distributed redundant power topology
A new chilled water header and ring main will be constructed, linking into Risers 3 and 4 to supply chilled water to the CRAH units in both the data halls and technical rooms. Leak detection will be integrated and connected back to the central monitoring system.
All SCADA, PMS, EMS, BMS, and Fire Alarm systems will be extended from the existing infrastructure, ensuring full integration. Energy metering will also be incorporated to enable ongoing Power Usage Effectiveness (PUE) monitoring.
Levels 9 & 10 Enhancements:
Existing chilled water pump room on Level 10 – constructed during the Main Works, will undergo its second-phase fit-out to support additional chillers and future load demands. On Level 9, phase two of the mechanical UPS systems will be installed to provide power redundancy for the chillers and packaged pump sets.
This plant room will be divided into two separate technical areas, while an existing North elevation plant room will be refurbished to house new battery systems and additional technical plant infrastructure.
Qualifications & Experience
* Proven track record in managing BMS systems on large-scale data centre projects (preferably Tier III/Tier IV).
* Strong technical knowledge of BMS platforms (e.g., Schneider, Siemens, Trend, Honeywell, Johnson Controls).
* Experience in managing subcontractors, suppliers, and multidisciplinary coordination.
* In-depth understanding of integration with critical systems (HVAC, power monitoring, fire systems, security).
* Knowledge of commissioning processes in mission-critical environments.
* Relevant engineering degree or equivalent technical qualifications.
* Excellent communication, leadership, and organisational skills.
