Job Title: Regional Revenue Manager – Midlands & North West Salary: £45,540 Reports to: Senior Revenue Manager Location: Regional – covering Birmingham, Newcastle-Under-Lyme, Stoke-on-Trent, Wolverhampton, Chester & surrounding areas (remote with regular site visits and occasional travel). Working hours : 40 hours, Monday to Friday Purpose of Role: Deliver and implement a robust regional sales strategy to achieve occupancy and revenue targets across multiple student properties. Drive performance through effective pricing, lead generation, conversion, and retention while maintaining strong stakeholder relationships and ensuring exceptional customer experience. Key Responsibilities: Strategy & Performance Develop and execute property-specific sales strategies aligned to occupancy and revenue goals. Analyse data and trends to identify risks, opportunities, and revenue growth potential. Recommend adjustments to pricing, incentives, and agent strategies. Client Management Manage sales relationships with clients, presenting performance updates and securing strategy approvals. Attend client meetings to deliver insights and propose tactical improvements. Sales Leadership & Training Lead end-to-end sales processes across properties, ensuring all leads and enquiries are managed effectively. Track and analyse conversion metrics, providing feedback to enhance customer experience. Deliver training sessions and support property teams to improve sales performance and achieve rebooking and summer revenue targets. Complete regional sales reviews (minimum two per property per year). Market & Partnerships Maintain detailed knowledge of all regional properties, competitors, and local markets. Collaborate with Marketing and Partnerships teams to drive local lead generation and secure nominations agreements. Build strong relationships with international agents and local stakeholders. Collaboration & Compliance Work closely with Regional and Area Managers to share best practices and optimise team performance. Ensure compliance with Health & Safety and company policies. Support key operational events (e.g., open days, check-ins). Skills & Experience: Proven experience in sales/revenue management, meeting KPIs, and achieving targets. Strong client management background, ideally with property or investment clients. Excellent analytical, reporting, and data-driven decision-making skills. Advanced Excel and IT literacy. Exceptional written and verbal communication; confident presenter. Strong organisational, time management, and multi-tasking abilities. Commercially minded with attention to detail and ability to influence effectively. Personal Qualities: KPI- and performance-driven, proactive, and self-motivated. High integrity, accountability, and adaptability to change. Strong leadership and motivational skills. Confident decision-maker with excellent interpersonal abilities.
