Estates Officer (Property Management)
Hemel Hempstead, Hertfordshire (Field Based)
Salary £33,416.22 per annum
Permanent, 37 hours per week (Monday – Friday)
Thrive Homes is seeking an Estates Officer who will be responsible for delivering high-quality estate management services across our property portfolio. This includes carrying out regular inspections of communal areas, identifying repairs, monitoring contractor performance, cleanliness issues, and potential hazards such as fly-tipping or bulky waste.
We own and manage over 5,500 homes in Hertfordshire, Bedfordshire, Buckinghamshire and Oxfordshire delivering much needed homes for social and affordable rent, leasehold, shared ownership and private market rent, this role will be field based across our stock with the occasional visit to our head office in Hemel Hempstead.
Other Responsibilities:
* Conduct routine estate visits and inspections of communal areas, including 'flick testing' of communal lighting.
* Monitor and coordinate follow-up actions for communal repairs, grounds maintenance, cleaning, and bulk waste removal, including related administration.
* Carry out and review cleaning and grounds maintenance inspections, reporting areas for improvement through appropriate channels.
* Enforce the clear communal areas policy by issuing tort notices and arranging for the removal of items left in shared spaces.
* Respond to customer complaints and estate-related queries, meeting residents or contractors on-site when needed.
* Identify support needs and escalate cases to relevant teams (e.g. sustainment or intervention services).
* Build and manage positive relationships with customers, ensuring clear communication of expectations and responsibilities.
* Collaborate across teams to support the resolution of estate issues and deliver a joined-up service.
* Support the overall customer experience by acting as a key front-line representative of Thrive Homes.
Requirements:
* Full Driving Licence and use of a vehicle.
* Previous experience in a similar role within Housing or Property Management.
* Trained on flick testing
* Have a good understanding of building safety and the ability to identify repairs.
* Experience of delivering a service to a diverse customer base.
* Engage with customers at all levels providing updates on communal works as well as highlighting issues to our dedicated health and safety team and contractors.
* Experience of working with external contractors to achieve positive outcomes for customers
