Job Title: Surveyor / Senior Surveyor (Valuation & Development)

The client are an established, independent property consultancy specialising in residential and commercial development, investment sales/acquisitions, and land agency across London, the South East, and key UK locations. With a passion for real estate and a client-first approach, they deliver tailored advice, maximise asset value, and handle high-value, often off-market opportunities.
Job Purpose
To join their small in-house team of surveyors in delivering high-quality property valuations, residual appraisals, and development advice for residential, commercial, and land opportunities. You will support the consultants and clients by providing accurate, commercially astute assessments that drive deal flow, inform investment strategies, and add significant value to transactions.
Key Responsibilities
* Conduct property inspections and valuations for a diverse portfolio including residential blocks/portfolios, PRS/co-living schemes, commercial investments (offices, retail, hotels), development sites, and land with/without planning permission.
* Prepare detailed Red Book compliant valuation reports (or equivalent professional standards) for investment, development, and acquisition purposes.
* Produce residual appraisals and cashflow models to assess development viability, GDV, land value, and profit margins.
* Provide market analysis, comparable evidence, and feasibility advice to support investment sales, acquisitions, and client strategies.
* Collaborate closely with the development/investment agency team to value opportunities, identify uplift potential, and contribute to client presentations/proposals.
Essential Requirements
* MRICS qualified (Chartered Valuation Surveyor) or working towards with significant post-qualification experience.
* Proven experience in property valuation within residential and/or commercial sectors, ideally with exposure to development land and investment appraisals.
* Strong understanding of residual valuation techniques, development appraisal software (e.g., Argus Developer or equivalent), and cashflow modelling.
* Excellent knowledge of the London/South East property market, including residential PRS/BTR/co-living, commercial assets, and land with development potential.
* Commercial awareness and ability to think strategically about value maximisation and opportunity structuring.
Desirable Skills/Experience
* Experience in development consultancy or agency-side valuation.
* Familiarity with off-market deals, distressed assets, or portfolio valuations.
* Knowledge of planning permissions, permitted development rights, and affordable housing contributions.
* Experience using valuation/appraisal software and GIS/mapping tools.
