S urveyor Location: Staines/Mobile - covering London, Staines, Oxford and Winchester Salary: £47,000 - £57,000 Type: Permanent Hours: 35 hours per week, Monday to Friday DBS Level: Standard We are looking for a skilled and proactive Surveyor to join our Repairs & Maintenance team, focusing on the day-to-day upkeep, safety, and long-term integrity of our housing portfolio, as well as diagnosing and addressing issue related to damp, mould and disrepair. This role is ideally suited to someone with a background in Housing Associations, Local Authorities or other Social Housing environments; someone who understands what it takes to maintain homes to high standards, ensure regulatory compliance, and deliver responsive, resident-focused services. You'll carry out property inspections, diagnose repairs (including issues like damp, mould and disrepair), produce reports and specifications, and manage small works from inception to completion. You’ll work closely with internal teams and external contractors to improve the condition and performance of our homes, ensuring they remain safe, compliant, and great places to live. Key Responsibilities * Manage and maintain the property portfolio through regular surveys and inspections * Develop and implement strategies for optimising the condition and performance of our housing assets * Conduct property assessments to identify maintenance needs, risks, and improvement opportunities. Collaborating with maintenance teams to plan and schedule works based on survey findings * Ensure compliance with building codes, safety standards, and regulatory requirements. Staying informed about changes in legislation and industry standards affecting housing associations * Survey properties where customers have requested Aids & Adaptations or self-funded home improvements * Ensure all projects are CDM compliant * Provide professional and technical advice and produce reports on all relevant matters, within scope of service, including expert witness services when required in hearings, adjudications, legal proceedings and similar matters * Process out of contract requests, checking, challenging, and approving the correct repairs solution * Handle specification writing and tendering processes, ensuring compliance with procurement policies * Maintain a good understanding of financial budgets and cost control utilising NHF Schedule of Rate (M3NHF) * Monitor project expenditure and ensure cost-effective solutions without compromising quality * Identify and manage risks related to cost, programme, and health & safety., while effectively managing your own time to balance multiple prioritise * Monitor Key Performance Indicators and undertake regular contractor reviews to ensure continuous improvement * Proactively implement service recovery to ensure all complaints are mitigated * Investigate and resolve complaints, ensuring a high level of customer satisfaction More About You * GCSEs in Maths & English (AC) or equivalent * HNC, Degree in Surveying, Civil Engineering, Construction, or a related field (or equivalent experience) * Minimum of 2 years’ experience in housing regulations, building codes, and safety standards * Minimum of 2 years’ experience in construction or property maintenance * Strong working knowledge and diagnostics of damp and mould causes and remediation, including experience with legal disrepair cases and compliance * Understanding of Construction Design and Management (CDM) Regulations 2015 and how they apply to Social Housing * Knowledge of Housing Health and Safety Rating System (HHSRS) and relevant legislation * Experience with NHF Schedule of Rates (M3NHF) for cost control * Proficient IT skills, including Microsoft Office with an ability to learn and adapt to new systems quickly * The ability to write technical specifications and reports * Excellent communication and interpersonal skills, with a strong ability to engage with customers and stakeholders, and to resolve complaints effectively and professionally * A full clean UK driving licence and access to a car is essential as the role primarily covers the GU, TW ,RG, KT and RH postcode areas (subject to change), with flexibility to support other areas when needed About us At A2Dominion, we’re more than a housing provider.
