Property Manager

Salary: £26,500

Location: Huddersfield

Working hours: Monday - Friday 9am-5:30pm + alternate Saturdays 10am-2pm

Requirements: Must have full UK driving license

My client, based in Huddersfield, is seeking a Property Manager to join their team. This is an excellent opportunity to join a market-leading estate agent and advance your career.


Property Manager Duties Include:

1. Build long-standing relationships with landlords and tenants both over the phone and in person.
2. Attend to and manage property repair issues in a timely, organised, and proactive manner.
3. Obtain repair quotes/estimates from contractors as required.
4. Liaise with tenants, contractors, and landlords to ensure repairs are undertaken protectively and within specified timeframes.
5. Keep landlords and tenants updated on all relevant matters.
6. Effectively communicate between landlords and tenants to foster strong relationships.
7. Carry out interim property inspections, report issues, and deal promptly with repairs or breaches of tenancy, ensuring landlords are fully informed.
8. Arrange annual renewal of gas and electric safety certificates in line with legislation and landlord requirements.
9. Maintain accurate property files and computer records.
10. Ensure all relevant documentation, such as inventories and renewal papers, are filed promptly.
11. Handle requests like rent reviews, renewals, and vacation procedures promptly, providing guidance on legislation.
12. Address basic account inquiries from landlords and tenants.
13. Provide sales leads to residential offices.
14. Identify opportunities to promote insurance products such as Rent Guarantee and Tenant/Landlord Insurance.
15. Check and respond to emails promptly.
16. Follow key checking in and out procedures.
17. Organise, prioritise, and undertake personal work efficiently and logically.
18. Liaise with the customer service team to address tenant requests promptly.


Key Skills:

1. Strong organisational and prioritisation skills.
2. Solid administration background with the ability to manage workload effectively.
3. Compliance with ARLA best practices and procedures.
4. Good IT literacy, familiar with Outlook, Word, and Excel.
5. Problem-solving skills with appropriate use of initiative.
6. Smart and well-presented in line with company dress code.
7. Enthusiastic with high energy levels.
