My client is seeking an experienced Site Manager to oversee a high‑quality commercial fit‑out project valued at approximately £750,000, located in Cheltenham. The successful candidate will be responsible for day‑to‑day on‑site delivery, ensuring the project is completed safely, on time, within budget, and to the highest standards.
Because of the nature of the project, the candidate must hold a valid DBS certificate and BPSS Level 4 clearance (or be eligible to obtain them).
Key Responsibilities
Project Delivery & Site Management
* Manage all on‑site operations throughout the construction and fit‑out phases.
* Coordinate subcontractors, suppliers, and labour resources.
* Ensure works are delivered in line with project programme, drawings, and specifications.
* Maintain a clean, organised, and safe site at all times.
Health, Safety & Compliance
* Enforce all health and safety policies and ensure full compliance with CDM regulations.
* Conduct daily site inspections and toolbox talks.
* Maintain site documentation, RAMS, permits, induction records, and safety logs.
Quality Assurance
* Monitor quality of workmanship, ensuring compliance with specifications and client expectations.
* Identify defects and ensure timely resolution.
* Conduct regular snagging and oversee handover documentation.
Programme & Reporting
* Work closely with the Project Manager to maintain and update the programme.
* Provide daily and weekly progress reports.
* Highlight risks, delays, or issues promptly and propose mitigation measures.
Stakeholder & Client Interaction
* Serve as the main on‑site point of contact for the client, consultants, and project team.
* Represent the company professionally at all times.
* Manage site logistics, access controls, and coordination with building management.
Essential Requirements
* Proven experience as a Site Manager on fit-out or refurbishment projects up to £1m+.
* Strong understanding of construction methods, sequencing, and fit‑out trades.
* Valid DBS check (enhanced or standard).
* BPSS Level 4 clearance (or ability to obtain immediately).
* SMSTS or SSSTS certification.
* CSCS card (Manager or equivalent).
* First Aid at Work qualification.
* Excellent communication, leadership, and organisational skills.
* Ability to read and interpret technical drawings and specifications.
* Strong problem‑solving skills and a proactive approach.
Desirable Skills
* Experience in live or secure environments.
* Knowledge of M&E coordination.
* IT‑literate: MS Office, site management software, digital snagging tools
