Job Description
The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Responsibilities include but are not limited to: repairing flooring, drywall, and appliances; troubleshooting and repairing plumbing, electrical, safety and security systems (lighting, locks, smoke/CO2 alarms, etc.), and HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, garden/yard upkeep, etc.). The Maintenance Technician must perform all duties in accordance with company policies and safety protocols, supporting the overall goal of meeting client expectations based on the operating budget and management agreement.

Compensation
$25 - $27 per hour
Duties and Responsibilities
Client Relations
* Carry out the philosophies and wishes of the Owner to ensure the property meets client objectives and expectations.
General Maintenance
* Adhere to maintenance programs for safety and proper condition.
* Follow preventative maintenance procedures.
* Maintain grounds and property aesthetics per policies.
* Assist with inspections as required.
On-call/After Hours Response
* Provide emergency maintenance services during evenings, weekends, and holidays.
Unit Turnover
* Inspect and repair vacant apartments for move-in readiness.
* Assist with painting and appliance changes.
* Complete unit turnovers promptly according to guidelines.
Maintenance Equipment and Systems
* Repair and maintain community equipment.
* Ensure proper storage and safety compliance.
* Maintain inventory within budget.
* Wear uniform and name badge; provide own small tools if applicable.
Inspections
* Prepare properties for various inspections (NSPIRE, MOR, TCAC, CALFHA, etc.).
* Collaborate with stakeholders to meet standards.
Other Responsibilities
* Enforce community rules fairly.
* Comply with Fair Housing Laws.
* Maintain a professional image and communication.
Qualifications
* At least 1 year of similar experience, preferably in residential property management or related fields.
* Experience with inspections and compliance standards.
* High School diploma or equivalent; technical or CAMT certification preferred.
* Ability to wear a respirator and pass medical fitness tests.
* Proficient in English; basic computer skills.
* Own tools may be required.
Skills
* Rehab/Renovation, Pool Maintenance, Plumbing, Painting, Groundskeeping, HVAC, Electrical, Drywall, Carpentry, Appliance Repair, Customer Service, and proficiency with Google Drive and Gmail.
