The Role
Role: Planning Manager
Reporting to: Contracts Director
Division: Modus Detail & Build (Projects typically at RIBA Stage 2–3)
Role Purpose
The Planning Manager supports both pre-construction and project delivery phases.
During pre-construction, they develop realistic, logically linked, and professionally presented programmes in line with tender requirements, working closely with the Modus tender team to ensure accuracy and alignment with the project scope.
Once a project is secured, the Planning Manager works with the delivery team to establish a detailed baseline construction programme for issue to the client and subcontractors. They set up the programme to enable effective progress tracking, risk management, and reporting.
Throughout delivery, the Planning Manager conducts regular programme health checks, meets with the Project Manager to review and update progress, and provides comprehensive monthly reports to the Contracts Director.
Key Responsibilities
* Develop realistic, logically linked, and professionally presented programmes in line with tender requirements
* Collaborate with the Modus tender team to ensure programmes accurately reflect project scope and methodology
* Produce detailed baseline construction programmes upon project award
* Issue approved programmes to clients and subcontractors
* Develop dropline programmes for client reports
* Set up project schedules to enable accurate progress tracking, risk management, and reporting
* Conduct regular programme health checks during project delivery
* Meet with the Project Manager to review site progress and update programmes accordingly
* Prepare and submit comprehensive monthly programme reports to the Contracts Director
* Assist in the preparation of impact programmes for various contractual scenarios (e.g., variations, delays, extensions of time)
* Mentor and train team members in the effective use of Asta Powerproject and MS Project
Skills & Experience
* Minimum of 5 years’ experience as a Planner within the construction industry
* Strong experience analysing programmes and associated data, with the ability to produce detailed, in-depth reports
* Commercial office fit-out experience preferred, though experience in retail, banking, life sciences, or public sector projects is also acceptable
* Fully competent in developing and managing project programmes using Asta Powerproject and Microsoft Project
* Ability to work under pressure and meet tight deadlines
* Self-motivated and highly organised, ensuring tender and project reporting deadlines are achieved
* Capable of managing multiple projects simultaneously (typically 6–8 at any one time, including both tenders and live projects)
* Strong team player with clear communication skills, able to engage effectively with tender and project teams
* Confident in attending and contributing to consultant meetings
