Birmingham City Council - Contract Works Officer
Grade C - £35,412 - £41,771 36.5 hours per week, permanent. Building Maintenance and Investment (Repairs Partnership Team) Asset management and maintenance Division, based in the South of the city.
What you'll be doing:
* Overseeing the delivery of repairs, maintenance and capital works within Council‑owned properties
* Ensuring contractors deliver works to the required standards, timescales and specifications
* Preparing detailed work instructions across a range of areas, including:
o Routine repairs
o Voids
o Disrepair and litigation
o Planned improvements
* Carrying out building inspections and fault diagnosis to identify issues and required remedies
* Preparing schedules of work, clearly outlining property condition and required rectification
* Managing contracts and maintaining strong working relationships with contractors and partners
* Monitoring work programmes across a large and diverse housing portfolio (up to 22,000 properties)
* Supporting service improvement through auditing and reviewing contractor performance
* Ensuring compliance with health and safety requirements and prioritising resident safety
About you:
* Experience in a similar role within housing, construction or property maintenance
* A relevant qualification (e.g. ONC/D, BTEC in Construction, Building Surveying, Building Services, or equivalent)
* Knowledge of relevant regulations, including:
o Institute of Electrical Engineers (IEE) Regulations
o Gas Safety (Installation and Use) Regulations
o Other engineering and building service standards
* Strong technical knowledge, with the ability to diagnose building defects and specify solutions
* Excellent communication and interpersonal skills, with the ability to build effective relationships
* Experience managing contractors and ensuring high‑quality service delivery
* A proactive and organised approach, with the ability to manage a varied workload
