Join our Estates team following the recent approval of a new Strategic Asset Management Plan. We are embarking on a strategic review of the Council’s operational and non-operational portfolios, with a focus on the Investment portfolio, which provides significant economic benefits within North East Lincolnshire and supports local businesses.
This portfolio also serves as an important income stream for the Council, which can be enhanced through targeted investments to reduce voids and rent reductions. This role offers the opportunity to make a meaningful difference and contribute to the Council’s priorities.
Who are we looking for?
We seek a professional to support the Head of Estates & Asset Strategy and lead a small team of surveyors. The role involves providing expert guidance across Estates and Valuation functions, managing disposals, acquisitions, valuations, and commercial estate management projects.
The ideal candidate will have line management experience within an Estates team, excellent leadership skills, and a proven track record managing a diverse commercial property portfolio.
You must be an MRICS or FRICS Chartered Surveyor, registered under the RICS VRS Scheme as a Registered Valuer, with extensive knowledge of valuation, disposals, acquisitions, landlord and tenant matters, and estate management.
You should be customer and community-focused, with excellent communication, negotiation, and influencing skills. Experience working within a political environment is desirable but not essential.
Additionally, you should be committed to teamwork and developing a positive working environment to support our goal of making North East Lincolnshire a great place to live, work, and visit.
What will your day look like?
This role is vital in supporting the financial sustainability of the Council by maximizing our commercial property estate.
You will lead and guide a busy team handling a range of Estates and Valuation functions across a diverse property portfolio. This includes overseeing valuations of all Council-owned assets, ensuring compliance with CIPFA & RICS standards, and providing valuation advice for various purposes.
You will also manage all aspects of the non-operational estate, offering strategic and operational advice, preparing reports, and managing staff involved in marketing, lettings, lease negotiations, rent reviews, dilapidations, lease re-gearing, repairs, and landlord-tenant issues.
