Location: Scape London
Hours: 40 hours per week. Your normal working hours will be on a shift basis to cover the hours of 07:00 and 20:00 Monday to Sunday each week. You will also be part of an on-call rota which will include evenings and weekends.
As a Maintenance Manager, your main responsibilities would be:
1. Carry out reactive and preventative maintenance work (carpentry, basic plumbing, basic electrical, decorating, kitchen and bathroom maintenance and more)
2. Identifying, reporting and managing the completion of building defects.
3. Carry out fault finding and leak investigations.
4. Carry out repairs and/or additional work arising from examinations and investigations.
5. Performance management of the team, including recruitment, training, development, and daily supervision to maximise efficient & productivity.
6. Monitor the completion of tasks and ensure good performance & record keeping.
7. Adhere to periodic checks to ensure smooth operation of site.
8. Manage contractors on site to ensure they meet company requirements.
9. Ensure all work carried out is done so within the H&S requirements.
10. Ordering and pricing up any materials/stock, following company procedures.
11. Overseeing staff shifts, staff performance and ensure training records are up to date.
12. Maintain COSSH data sheets for hazardous material.
13. Liaising with residents regarding maintenance issues via the Maintenance App.
14. Maintain risk assessment file for Maintenance Department.
15. Identify and recommend improvements where required.
16. Prepare budgets and forecasts for assigned activities and staffing.
17. Identify key areas for improvement, cost reduction and improved overall efficiency within all aspect of the building.
18. To undertake any mandatory training relevant to your position
Your key attributes and skills are:
19. Previous experience in a similar role.
20. Strong knowledge of building maintenance and repairs
21. Awareness of Building Management Systems
22. Awareness of Computer aided Facilities management systems
23. Experience in Plant room inspections
24. Familiarity with Service Level Agreement concepts
25. Customer focused approach
26. Excellent inter-personal skills
27. Confident & mature outlook
28. Effective oral and written communication skills
29. Ability to work under pressure
30. Ability to manage own workload
31. Ability to work autonomously
32. People & budget management experience.
33. Flexible in working hours
34. IOSH, NEBOSH, IWFM accreditation an advantage
