Job Description
Job Title: GMO (General Maintenance Operative)
Purpose of Job
This is a NON-TECHNICAL role providing support to the shift and daywork teams. Responsibilities include managing the reactive help desk, monitoring incoming work, escorting subcontractors, performing minor PPM works, and assisting with daily tasks.
Key Responsibilities
* Carry out routine fabric maintenance to meet and exceed expectations and SLAs.
* Complete all reactive logged tasks efficiently.
* Perform client-required moves and changes.
* Undertake painting, decorating, and DIY tasks to maintain environment quality.
* Manage stock loading/unloading and safe storage of equipment.
* Replace bulbs and tubes, clean lighting diffusers following safety protocols.
* Assist engineering team to meet service levels and customer expectations.
* Complete and submit all relevant paperwork promptly.
* Support Water Treatment Engineer with logbook compilation.
* Prepare Method Statements and Risk Assessments for tasks, ensuring safety compliance.
All RAMS must be verified before use. Keep maintenance records, undertake lone working with proper training, and develop good relationships with subcontractors and staff. Maintain a professional image and ensure a safe working environment with PPE and adherence to policies. Assist with routine checks and site tidiness. Escort subcontractors and ensure safety protocols are followed. Complete tasks with H&S awareness and support the Permit to Work system. Perform other tasks as directed by management. Ensure safety reports and site activity records are maintained, and escalate non-compliance issues.
Accountabilities
* Report to Shift Leader/Contract Manager.
* No direct staff reporting or budget responsibility.
Person Specification
Education: Basic education with good English and Math skills.
Training: Fabric, Building Maintenance, and H&S training.
Experience: Knowledge of safety in maintenance, experience on client sites; mechanical/electrical skills and Trend BMS knowledge are desirable.
Aptitudes: Good communication, IT skills, customer service orientation, ability to work under pressure, physically fit, able to work at heights, team player, politically astute.
