What you'll be doing?
Within the Construction environment, manage materials, big projects, health and safety, and customer service across developments. We work on circa 400 developments in towns and rural areas across the UK, with projects ranging from brownfield starts to adapting existing buildings such as old factories or disused hospitals.
We need people who can bring fresh ideas and imagination, and the commercial ability to manage people, budgets and costs. Site Managers have won NHBC Pride in the Job Awards for thirteen years running.
Reporting to the Contracts Manager, you will be responsible for managing the construction of a development, including pre- and post-housebuilding works, ensuring targets are met for health and safety, build programme delivery, quality, customer care, and cost.
* Ensuring compliance on site with company health and safety standards and processes, NHBC standards, building regulations, and overall quality standards.
* Co-ordinating labour and resources on site to deliver the build programme; scheduling trades to ensure optimum delivery; managing material levels to balance stock with the site programme; ensuring efficient use of labour.
* Ensuring plots are built to the highest standard of quality, complying with NHBC Standards, Building Regulations, range specifications and best practice.
* Carrying out quality control procedures and inspections at correct timings; rectifying defects to avoid cost/time delays and protect final quality.
* Monitoring and controlling production costs and approving payments to contractors and trades where appropriate.
* Initiating and attending plot inspections with Local Building Inspector or NHBC; taking corrective action to ensure minimal RI/BRI.
* Carrying out toolbox talks or on-site briefings.
* Liaising with internal departments, external suppliers and partners to ensure the build programme is achieved.
* Working with sales through regular meetings to ensure smooth delivery of homes for customers.
* Delivering a high standard of site presentation at all times.
* Conducting New Home Tours with the Sales Advisor and customers to demonstrate the home and address questions before Legal Completion.
* With support from the Contracts Manager, ensure the on-site Construction team is well-resourced, guided with clear responsibilities, and supported in communication, training and workload management.
* Exemplifying high standards of health and safety, organisation, conduct, quality of work, and professionalism.
What You’ll Need
* Extensive experience working to an established build programme and managing key priorities.
* Proven ability to consistently hit weekly targets through effective labour organisation and teamwork.
* Excellent communicator with an emphasis on clarity and compliance.
* Strong leadership and assertive skills to ensure delivery to high quality on site.
* Ability to prioritise tasks to meet changing business needs and solve problems.
* Member of the Chartered Institute of Builders and/or qualified to NVQ level 5 in Construction Management, or time-served tradesperson with extensive construction experience.
* In-depth knowledge of construction, housebuilding, and relevant legislation (health and safety, NHBC requirements, Building Regulations).
* Experience dealing with customers, giving information and advice, resolving issues, and explaining company procedures.
