Job Summary
The role involves managing construction operations to deliver quality, defect-free homes on time and within budget, ensuring safety and customer satisfaction. The successful candidate will also serve as the Designated Individual Principal Contractor under the Building Safety Act.
Primary Responsibilities
Pre-Planning
* Create detailed method statements for development, including compound positioning, material storage, and highway constraints.
* Assist in developing the site programme to meet budget goals.
* Develop detailed programmes for roads, sewers, and enabling works.
* Evaluate and verify information relevant to development, technical, and sales departments, as well as external agencies.
* Determine plant, equipment, and staffing needs in collaboration with technical teams.
* Assess material delivery schedules against build timelines.
* Develop specific build programmes for show areas to meet accelerated schedules.
Monitoring and Reporting
* Complete weekly reports on progress and actions to recover lost time.
* Monitor progress against the site build programme with the Production Director.
Health and Safety
* Contribute to the pre-start health and safety plan and update it throughout the project.
* Ensure compliance with health and safety regulations and company procedures.
* Verify that all operatives hold necessary certifications and licenses.
* Conduct regular safety inspections of all operations.
* Ensure operatives follow method statements and risk assessments.
* Monitor subcontractors' safety documentation and compliance.
Experience, Qualifications, and Technical Requirements
* Extensive experience in building and construction.
* NVQ Level 6 in Residential Construction Site Management.
* Knowledge of health, safety, and environmental legislation.
* Experience with cost control within budgets.
* Trade background preferred.
* CSCS Site Management card.
* First Aid certification.
