Charwin Homes Ltd is a new residential developer looking to deliver new projects across the Home Counties and Midlands. With a strong financially secured pipeline of ongoing and upcoming developments, we now have a new opportunity for a Site Manager to join us from the private house building industry to be part of our new team.
The Role
This exciting opportunity is for a Site Manager to join our team within Charwin Homes Ltd, at our development in Martham, Norfolk. As our Site Manager, you will assist our Project Manager with the day-to-day management of the development where you will undertake responsibilities directed by the Project Manager that include all construction activities across the developments up to delivering excellent customer service at handover and through the life cycle of our construction works at Martham, Norfolk.
The ideal candidate will have experience in programming, chairing contractor meetings, ensuring build quality inspections are undertaken, meeting the customer with a customer-facing role along with strong administration and communication skills.
This is a hands-on, fast-paced role with lots of variety. You’ll work closely with the internal contractor teams in executing the construction build processes and maintaining accurate records ensuring documentation is kept in good order.
You will demonstrate a proven active approach to the house building industry, working within a team environment from the project's inception through to its completion.
Key Responsibilities
* To direct the necessary labour, plant, staff, and equipment to achieve both plot and project completion on time, to specification and within budget.
* Monitor that the buying team and commercial department order the correct materials and sub-contract services in good time to meet contract objectives.
* Manage site teams by monitoring performance against contract targets and instigating any necessary corrective actions. Ensure that staff and operatives are managed and led effectively by developing the skills and attitudes of managers leading to provision of a working environment that engenders high morale.
* Ensure compliance with Company Safety Policy, and Health and Safety Regulations.
* Deputise for the Project Manager as identified and approved by the Head of Construction.

* Monitor that the Buying team and Surveying department order the correct materials and sub-contract services in good time to meet contract objectives.
* Support and guide junior team members where applicable.
* 100% compliance with current NHBC / Local Authority / IC W standards.
* Achieve 5* status on overall satisfaction levels on the completed Customer satisfaction survey questionnaire.
* Build productive stakeholder relationships.

* Completion of all necessary Health, Safety & Environmental documents, in line with Company policy.
* Comply with the company life cycle of Site processes.
* Assist the sales site team with agreed customer site visits and at handover meetings with our customers.
Essential Skills, Qualities and Experience
* A 10+ years proven background in new build housing site management.
* Degree-qualified in Construction Management, CIOB, NVQ 7, (or working toward) preferred.
* Proficient in Asta Programme Management, MS Office Suite.
* Proven ability to manage projects and deliver quality work on time, within budget.
* Able to work as part of a team as well as autonomously.
* Able to demonstrate a thorough understanding of Health & Safety legislation.
* Thorough, with strong attention to detail.
* Strong time management skills with an ability to prioritise.
* Ability to communicate well with individuals at all levels.
* Strong leadership skills with an ability to mentor and develop others.
* Valid SMSTS certificate.
* Valid First Aid at Work certificate.
* Valid Basic Scaffolding Awareness Certificate.
* Detail-focused, proactive, and able to thrive in a fast-paced, high-standard environment.
* Based within sensible commutable distance to one of our new developments located at Martham, Norfolk.
