Job Title: Site Manager
The purpose of the Facilities Manager role is to have management and overall responsibility for the client property in line with all Health and Safety, environmental, company procedures related general legislation and client/tenant requirements. This includes ensuring adherence to the budgetary costs and customer service standards.
Key Responsibilities
1. Customer
2. Develop and maintain excellent client relationships, ensuring high standards of service for operational needs and attend client meetings as applicable.
3. Prepare, control, and monitor the service agreement within the client's budget.
4. Regularly monitor key performance indicators and take remedial action to maintain and improve standards across all buildings.
5. Manage major work programmes on site, acting as liaison for all involved parties.
6. Produce management reports as needed.
7. Liaise with the building manager and procurement to ensure external contracts are in line with company policy.
8. Monitor FM works onsite, liaise with service providers/sub-contractors.
9. Ensure work orders are in place before job commencement.
10. Participate in scheduled meetings and manage day-to-day customer relationships with the site team.
11. Communicate any scope or service changes to the Contract Manager.
12. Assist in preparing quotes for additional works and organize approved extra works with subcontractors up to £30k.
13. Identify opportunities for improvement and inform the Contract Manager/client.
14. Maintain the fabric of the building to a high standard, both internally and externally.
15. Support problem-solving and ad-hoc activities.
QHSE & Compliance
1. Ensure health and safety compliance onsite, including third-party providers, and maintain records.
2. Manage all relevant safety and management information, including asset registers and emergency plans.
3. Conduct regular fire and evacuation drills, update emergency plans and site maps.
4. Liaise with authorities and manage risks and insurance issues.
5. Coordinate planning and scheduling, manage work orders, and ensure compliance via systems like Avetta.
6. Ensure team adherence to QHSE procedures, complete audits, incident reports, and conduct risk assessments.
People
1. Manage the site team, including scheduling, approvals, and performance management.
2. Handle overtime approval and ensure timesheet accuracy.
3. Conduct regular team meetings and performance reviews.
4. Ensure training and inductions are completed and up-to-date.
5. Support recruitment and onboarding processes.
Subcontractors
1. Oversee third-party contracts and ensure service standards are met.
2. Manage compliance and work orders via systems like Avetta.
3. Coordinate subcontractor visits, ensure documentation is complete, and monitor performance.

Person Specification/Requirements
* Relevant C&G or equivalent qualification.
* Experience in supervising within a client environment, managing personnel and service agreements.
* Excellent customer service and communication skills.
* IT literacy and industry-specific applications experience.
* Strong knowledge of health and safety legislation; IOSH or NEBOSH qualifications preferred.
* Analytical skills and ability to work independently and under pressure.
