Residential Site Manager – West Kirby

An exciting opportunity has arisen for an experienced Residential Site Manager to lead the construction of a luxury apartment development in West Kirby.
This is a permanent position managing a flagship 18-month scheme: a three-storey block of 12 high-end apartments (1,600–2,500 sq ft each), all expected to sell for over £1m. The existing building on site will be demolished prior to construction, and the role will cover the full build from demolition and substructure through to high-spec internal finishes.
Key works include relocating an on-site substation, completing foundations and drainage, masonry construction, concrete floors, and the installation of two lift shafts. Internals will feature underfloor heating, extensive tiling, high-end finishes, and EV car charging points.
Key Responsibilities
Implement the approved construction programme on site, producing rolling short-term schedules to coordinate and manage all works effectively.
Lead the day-to-day on-site delivery, ensuring high standards of safety, quality, and efficiency.
Direct and coordinate subcontractors, trades, suppliers, and deliveries.
Oversee demolition, substructure, foundations, drainage, vertical build, and internal fit-out.
Monitor progress, resolve on-site challenges, and escalate issues as required to maintain programme and quality.
Ensure rigorous Health & Safety compliance (SMSTS-led) and promote a positive safety culture.
Maintain accurate site records, reports, and documentation.
Facilitate clear and effective communication between site teams, office management, and stakeholders.
Skills & Experience
Proven experience managing new build residential projects from groundworks through to completion.
Strong leadership, coordination, and organisational skills.
Skilled in interpreting construction programmes and producing actionable short-term/site-specific plans.
Extensive technical knowledge of construction methods, foundations, drainage, and masonry builds.
Proficient in IT and project management systems relevant to site delivery.
Package & Benefits
Up to £60,000 salary + package
Monday–Thursday: 7:30am–4:30pm | Friday: 7:30am–3:30pm
23 days annual leave + bank holidays
