1. THIS POST:
Flexible Working: The flexible working policy is not applicable to this post. Please note normal working hours are 07.45am to 16.45pm Monday to Thursday and 7.45am to 15.45pm on a Friday. As the standard working week is 37 hours/week up to 4.5 hours overtime are paid each week to facilitate the above hours of work of which 2 hours are paid contractual over time.
DBS: Enhanced DBS check is required.
Car User Status: A works vehicle will be provided for home to work/work to home travel and business use only.
6. ORGANISATIONAL RELATIONSHIPS:
Responsible to: The post holder is responsible to the Painting, Flooring & Roofing Manager and will work in conjunction with all Durham County Council employees, in particular good working relationships must be established and maintained with the wider team.
Work alongside: Work with other Foreman, Managers, Service users and other trades in Building & Facilities maintenance.
Responsible for: The operational supervision of Technicians Chargehands, Tradespeople, Apprentices and framework sub-contractors.
Responsive to: The Painting, Flooring and Roofing Manager the needs of the Service and the needs of the customer.
7. DESCRIPTION OF ROLE:
The post holder is required to provide day to day management and organisation of all assigned operational employees and sub-contractors engaged in carrying out Roofing Services and associated works; including ensuring safe systems of work are in place and they, the employees and their works are regularly monitored. The post holder is required to maintain record systems associated with these works including but not limited to accurate job records, service sheets, timesheets and certification. The post holder is responsible for ensuring accurate financial systems are in place to enable costs to be accurately and timely recorded and claims prepared in conjunction with the Team and with employees from Business Support. The post holder will be required to deliver financially successful quality assured safe and timely roofing works in conjunction with other Building and Facilities Maintenance employees to the satisfaction of the customer.
The post holder is required to assist in the development of the Building and Facilities Maintenance Service by expanding the services offered, improving the quality of the works carried out. In addition maintaining Durham County Council’s portfolio of buildings to a high standard and developing good customer relationships with service users.
8. DUTIES AND RESPONSIBILITIES SPECIFIC TO THIS POST:
8.1
Responsible for the operational management of Mechanical Technician, Chargehands, Tradespeople, Apprentices and framework Sub-Contractors.
8.2
Provide leadership and guidance to operational employees, directing and monitoring their activities effectively. In particular that the services represent value for money and are to the required standard.
8.3
Manage HR related issues to foster good industrial relations – for example but not exclusively disciplinary matters, complaints, appraisals, sickness monitoring, training needs and holiday allocation.
8.4
Ensure the performance targets set for the post holders ‘division’ are achieved and provide information as required to monitor the KPI’s.
8.5
Promote and develop operational working practices and procedures with staff to improve their awareness and achievement of excellent health and safety standards.
8.6
Assist the Painting, Flooring and Roofing Manager (Maintenance) to develop strategies for improved project and service delivery.
8.7
Ensure all working practices and systems comply with B&FM’s Quality Management System, Health & Safety Management System and promote a team working ethos and excellent levels of customer care.
8.8
Ensure that the post holder’s Division continues to be a value for money provider of roofing services.
8.9
Promote the services offered by Direct Services to both existing and potential customers as the opportunities arise.
8.10
Responsible for integrating the working practices of their areas of responsibility (operating Division) into the organisation as a whole by encouraging a positive teamwork approach.
8.11
Ensure self-compliance and the compliance of all allocated employees with the policies and procedures of Durham County Council.
