Senior Site Manager – High‑Volume Mixed Tenure Scheme (King’s Lynn, Norfolk)

My client, a leading national housebuilder, is seeking an experienced Senior Site Manager (No.1) to take full responsibility for a major multi‑phase residential scheme in King’s Lynn, Norfolk.
The development consists of circa 180–220 traditional build units across a blend of private sale, HA, and shared ownership plots. The site layout includes a mix of 2, 3 and 4‑bed homes, new estate roads, open‑space landscaping and phased handover cycles that require tight programme control.
This project is known for its fast build tempo, strong HA relationships, and consistent output expectations — making it an excellent opportunity for someone confident in delivering quality, volume, and compliance simultaneously.
Project
* Approx. 180–220 units (multi‑phase traditional build)
* Strong emphasis on HA delivery, including high‑volume handover periods
* Mix of 2–4 bedroom homes, garages, private driveways and landscaped public spaces
* Live phase currently progressing through superstructures, with new phases opening across 2025
* Established subcontractor base already mobilised
* Structured build programme with weekly output targets typical of a large PLC developer
Key Responsibilities
* Lead the entire scheme as No.1, reporting into the Contract Manager
* Drive programme delivery across active phases and upcoming plot releases
* Chair weekly subcontractor meetings, ensuring trades stay aligned to programme
* Maintain full compliance with H&S regulations and site safety culture
* Deliver high levels of QA across each phase: pre‑plaster, pre‑handover & final checks
* Prepare plots for intense HA handover windows, ensuring documentation & standards are met
* Coordinate with technical, commercial, customer care and sales teams
* Mentor and support an ASM / Trainee ASM on site
* Produce detailed progress reports and oversee cost control on prelims & non‑productive time
Experience
* Proven No.1 experience on a traditional build, high‑volume housing scheme
* Experience working on sites with HA units and structured handover schedules
* Able to manage a fast‑paced site with multiple trades and phases running concurrently
* Excellent knowledge of H&S, NHBC processes, inspections, and QA standards
* Strong leadership, communication and problem‑solving skills
* CSCS Black, First Aid, Scaffold Awareness preferred
