Why this role exists
Typically, this post holder reports to the Head of Regeneration and takes responsibility for the management of their assigned work-stream from contract start date to completion. This would include completing all daily and weekly returns, coordination of all subcontractors and direct staff, management of health and safety and compliance with environmental standards. This enables Ring Stones to achieve clients’ key performance indicators.
The person in the role must ensure health and safety on site is compliant with all current legislation and that designated workstreams are completed to the highest of standards. They will report to the Head of Regeneration when required, updating on progress and site activities as works are carried out.
How this role will deliver success
Construction
Required to prepare progress reports, monitor programmes, and sign off quality control documents. This ensures all stakeholders are up to date with progress on site and ensures quality on site is to a high standard.
Ensure drawings are current, read and related to Site Team, to ensure further information from the principal designer is requested where required.
Responsible for the adherence to the plan, specification, and programme of works. This facilitates the team achieving the clients key performance indicators.
Aware of cost and managing delegated budgets, working closely with the Quantity Surveyor to optimise the profitability of projects. This enables Ring Stones to achieve it’s financial targets and ensures projects are profitable.
People Management
Co-ordinate all Team Members set and update work objectives for teams and individuals. Plan activities and agree work methods to achieve objectives. This will ensure all operative and contractors are working collaboratively.
Allocate work and evaluate teams, individuals, and self against objectives, ensuring that no task is beyond the team’s capabilities. This will enable staff and self to continually improve whilst also ensuring that works are being carried out by competent people.
Ensure that induction is rigorously carried out and records completed. All risk assessments should be site specific and signed into by operatives and all H&S documentation must be up to date. This ensures that the company is meetings is H&S obligations and that staff are safe on site.
Ensure that all Operatives have the appropriate material and equipment to be able to achieve their designated tasks. This will help mitigate any accidents and near misses on site.
Ensure that the site welfare facilities environment is satisfactory to ensure compliance with CDM 2015.
Quality, Health, Safety and Environment
Responsible for the quality of all work carried out on site whether undertaken by direct staff or contractors. This will ensure right first times are achieved and a high standard of workmanship is achieved on site.
Required to identify causes of non-conformance on site, instigate action to control and prevent re-occurrence, including recommending system improvements. This will ensure site is safe and protect the company from potential HSE enforcement action or fees for intervention.
Identify significant environmental risks and ensure their control. This will help site achieve a high score on H&S inspections and ensure the company is meeting its statutory obligations.
Monitor compliance with Health and safety requirements working in line with company Safe Working Practices (SWP’s). All site staff must work in line with the company’s SWP’s at all times, this ensures the company is fulfilling its moral obligation to keep people safe at work. Anyone working outside of this must be managed accordingly.
Client Focus
Contribute to the protection of individual and community interests. Social profit must be always considered by the Site Manager in relation to the environment the project resides. This is to allow the site team to achieve the client key performance indicators set out.
Liaise on a day-to-day basis with clients and/or their representatives to resolve immediate issues, ensuring their needs are achieved and maintaining a professional approach. Any issues/ early warning must be raised as soon as possible to ensure all key persons are aware. At least one client meeting must be held with the client and their representative per month cycle, this will allow for full transparency of all aspects on site, whilst working towards the targeted key performance indicators. The meetings will include operational, commercial, and health & safety aspects.
Attend client internal progress meetings, site meetings, pre starts etc as necessary. This will ensure good communication and working relationships are maintained.
The Site Manager must also attend a monthly cost review meeting with Ring Stones. A report will be submitted at least 48 hours prior, this report will provide all persons in attendance a full site overview prior to discussions take place.
What you need to be successful in this role
Qualifications
Essential:
Appropriate CSCS Card.
First Aid Certificate.
SMSTS Course – 5 Day (or equivalent).
Asbestos Awareness.
Desirable:
Professional construction management qualification (NVQ3) or equivalent knowledge/experience.
NVQ 4 or equivalent.
Specialist qualification e.g. Work at Heights, Mobile elevated work platforms. Membership (or working towards) of an appropriate professional association e.g. CIOB.
Scaffold Inspection Course.
Isolation of Electrics training.
CAT and Genny training.
1 day waste awareness.
Experience
Essential:
Relevant in depth and diverse building experience.
Understanding of construction methods and techniques.
Experience of working in line with policies and procedures.
Working knowledge of MS office (word, outlook & excel).
Knowledge of Health and Safety, Quality and Environmental legislation and it’s application.
Desirable:
Previous Site Management experience.
5 years construction site management experience.
