Head of Estates – full time 37.5 hours per week. Band 8b – £64,455 – £74,896 per annum.
Main duties of the job
Be a positive role model for team members through effective leadership and guidance, ensuring they consistently deliver the requirements of the Trust’s CARE core values, statutory and regulatory obligations.
Engage positively with them and support them to perform to consistently high standards, deploying appropriate leadership and coaching techniques.
Provide specialist Estates, maintenance and construction advice and information to clinical leads, project teams and operational and corporate Directors.
Carry out appraisals and one‑to‑ones for direct reports, ensuring objectives and delivery.
Enhance capability within the Estates team by reviewing personal development needs and providing or arranging coaching.
Ensure team members adhere to HR policies and procedures, managing disciplinary and performance matters fairly.
Actively support team health and well‑being, seeking specialist HR advice where appropriate.

Detailed responsibilities
Take lead responsibility for the operational management of all Estates functional delivery, ensuring mechanical, electrical and building works are delivered to high quality and compliance standards.
Consult with and provide specialist advice to senior clinical teams to ensure operational management is undertaken safely and does not impede or disrupt care and treatment.
Ensure Authorised Person requirements are covered, taking lead responsibility where appropriate.
From an Estates perspective, lead and provide specialist advice, ensuring buildings are fit for purpose, fully accessible and contribute to patient experience.
Review and develop policies, procedures and standards relating to Estates service delivery, compliance, procurement and performance.
Plan, develop and implement service level agreements with all clinical & non‑clinical Departments, ensuring repair requests respond within designated timescales.
Line‑manage Estates Manager (EMT) and Estates Manager (Contracts) to deliver KPI targets efficiently.
Source and appoint contractors in accordance with procurement guidelines, ensuring value for money and customer satisfaction.
Carry out personal site visits and inspections to monitor quality of work.
Lead on delivery of key capital projects and oversee effective delivery.
Manage complex Estates projects aligned with the Trust’s strategic objectives.
Implement an out‑of‑hours on‑call rota and participate as manager on call when required.
Person specification
Qualifications
Authorised person for one or more of asbestos, electrical, lifts, ventilation, gas.
Commitment to continued personal and professional development.
Experience managing complex Estates/Maintenance teams, delivering multiple construction repairs or refurbishment projects.
Experience of letting contracts and working with contractors, costs and specifications.
Expert and specialist advice at senior level on Estates matters.
Understanding health and safety policies, procedures and systems in an Estates setting.
IOSH/NEBOSH Health & Safety Certificate.
Member of a relevant professional institute, ideally to Chartered status.
PRINCE 2 or similar project management certification.
CAD aided maintenance management systems as an aid to performance improvement.
Experience designing KPI frameworks and utilising them to drive service improvement.
Commercial and contract negotiation skills.
Experience
Successful demonstrable track record of leading within an Estates function.
Previous NHS Experience.
Knowledge and skills
Specialist technical knowledge including construction legislation, development and management of healthcare buildings.
Knowledge of current legislation and guidance for NHS properties, such as HBNs and HTMs and related professional standards.
